The GRANTOR states that he possesses the real property described above and that he has

rights and privileges herein granted without any interruption by the GRANTOR.
The terms, covenants, and provisions of this easement shall extend to and be binding
upon the heirs, executors, administrators, personal representatives, successors, and assigns of the
parties hereto.

EASEMENT DESCRIPTION

A 119.93 square foot public street and utility easement located in
the southeast Y4 of Section 13, Township 2 South, Range 5 East,
P.M.M., Gallatin County, Montana, situated on Tract 1 of Certificate of
Survey No. 2728 and being more particularly described as follows:
a Beginning at a point on the west line of said Tract 1 from which the
southwest corner of said Tract 1 bears S01'12'28 "W, 15.00 ft.; thence
N00'12'28 "E, 15.77 ft, along the west boundary of said Tract 1;
thence S44'07'32 "E, 21.76 ft. to a point on the south boundary of
said Tract 1; thence S89'25'53 "W, 15.21 ft. along said south
boundary to the point of beginning, containing 119.93 square feet.
