HomeMy WebLinkAbout09-09, Laurel Glen Subdivision Notes - revised Laurel Glen Subdivision – Parkland Improvements (Revised September 10, 2009) 1. The applicant shall amended Section III “Description of Park Amenities” of the park master plan to include the following: a. Revise first paragraph to read; “designed to allow for primarily active recreation with some limited passive areas” and furnishings that promote….. b. Revise second paragraph, third sentence to read: The initial grading and irrigation system installation of this area has been “partially” completed … c. The master plan shall include language that states that all parkland improvements will meet the City of Bozeman standards for parkland and public trail improvements. 2. Parkland improvements will include an acceptable bridge across Baxter Creek that meets City and ADA standards in-lieu of the proposed board walk. 3. Clearly define in the park master plan that all areas to be planted in “native grasses” will have the same top soil finish and rock removal as the proposed lawn mixture grasses, and properly irrigated with an underground irrigation system. 4. The wetlands setback along Baxter Creek will be regraded, seeded in the prescribed parkland grass mixture, not a native grass, and properly irrigated. The transition between the historical wetlands boundary and existing parkland improvements shall be regraded to provide a more gradual transition between the two areas. 5. The storm water facility is located at the major street intersection of the subdivision, is in proximity to the proposed neighborhood commercial node, and adjacent to the proposed playground equipment. For these reasons the facility needs to be completed as listed below as an amenity for the subdivision that serves as not only an extension of the parkland, but also part of the plan for the neighborhood center immediately to the west. a. The storm water facility shall maintain a 10-foot setback from the two adjacent street rights-of-way before any grading of the facility occurs. b. The top and sides of the facility must be regarded, groomed, irrigated, and finished to mirror the standards of the adjacent parkland grass mixture. This includes the north, northeast, and east sides of the storm water facility. c. The bottom of the facility may be planted in the native grasses as proposed in the park master plan. However, the existing drainage swale within the interior of the facility shall be finished with a river rock ground cover. 6. Playground equipment and accessories for the initial phase must be installed within one year of City Commission approval. 7. The developer shall have a pre-construction meeting with the City of Bozeman Parks Department prior to proceeding with any further improvements to Phase 1 and 2 of the proposed parkland areas. 8. Estimated costs for the proposed improvements shall be provided and prepared by a landscape architect, certified landscape or nursery person for parkland equipment and broken accordingly into two separated phases for Phase 1 & 2, and shall identify who will install the improvements. Said improvements should be listed accordingly: a. Grading and irrigation b. Seeding c. Boulevard Trees d. Parkland Trees e. Playground Equipment f. Pavilion g. Benches h. Bike racks i. Refuse receptacles j. Pedestrian Bridge k. Public Trial System
