WARRANTY DEED
FOR VALUE RECEIVED, Bozeman Parking Commission, of P.O. Box
1230, Bozeman, Montana 59771, the Grantors, do hereby grant,
bargain, sell, convey and confirm unto the City of Bozeman, of P.O.
Box 1230, Bozeman, Montana 59771, as Grantee, the following
described real estate situated in the County of Gallatin, State of
Montana, to-wit:
Unit Nos. R4A, R5 and R7A of Mendenhall Marketplace
Condominiums, located in the "Retail Unit" of the
Intermodal Commerce Condominiums, situated on Lots 13
through 24, inclusive, of Block "F" of the Original Plat
to the City of Bozeman, Gallatin County, Montana. [Plat
No. A-1J Together with a 7 . 2 % interest in the common
elements of the Intermodal Commerce Condominium
appertaining to said "Retail Unit". The Declaration and
By-Laws were recorded December 4, 2008 as Document No.
2316526. The use of this condominium shall be for
"anything allowed by Bozeman United Development Ordinance
per table. 18-1..." Together with a 5.900, 15.760 and
13.10% interest, respectively, in the common elements of
the Mendenhall Marketplace. Condominium appertaining to
said units R4A, R5, and R7A. The Declaration and By-Laws
were recorded December 4, 2008 as Document No. 2316527
and Amendment recorded March 31, 2009 as Document No.
2325763. The use of this condominium shall be for
"anything allowed by Bozeman United Development Ordinance
per table 18-1 including but not limited to permitted
principal, conditional and accessory uses."

TO HAVE AND TO HOLD the said premises, with its appurtenances
unto the said Grantee and their assigns forever. The said Grantors
do hereby covenant to and with the Grantee that they are the owners
in fee simple of said premises, that the property is free from all
encumbrances except for liens, encumbrances, easements, taxes,
assessments, restrictions and reservations of records filed in the
Clerk and Recorder's office, and that it will warrant and defend
the same from all lawful claims whatsoever.
