WARRANTY DEED
FOR VALUE RECEIVED, JAY HERSCHELL and CATHERINE HERSCHELL,
the grantors, do hereby grant, bargain, sell, convey and confirm
unto ANDRBW DiSANTI of 922 West Curtiss, Bozeman, Montana 59715
the grantee and his assigns, the following described premises in
Gallatin County, Montana, to-wit:
The West 53 feet off of Lots 19, 20, 21, 22, 23 and 24
in Block 21 of west Park addition to the City of
Bozeman, Gallatin County, Montana, according to the
official plat thereof on file and of record in the
office of the County Clerk and Recorder of Gallatin
County, Montana. [Deed Reference: Film 50, page 168]
TO HAVE AND TO HOLD the said premises, with their
appurtenances unto the said Grantee and his assigns forever. And
the said Grantors do hereby covenant to and with the said
Grantee that they are the owners in fee simple of said premises;
that they are free from all encumbrances except rights-of-way,
federal patents and mineral reservations, easements, and building
and use restrictions of record and that they will warrant and
defend the same from all lawful claims whatsoever.
