ORDINANCE NO. 1587
AN ORDINANCE OF THE CITY COMMISSION OF THE CITY OF BOZEMAN,
MONTANA, AMENDING THE CITY OF
BOZEMAN ZONE MAP ZONING
DESIGNATION FROM "M-1" (LIGHT MANUFACTURING) TO "R-O" (RESIDENTIAL
OFFICE DISTRICT) AND "R-4" (RESIDENTIAL HIGH DENSITY DISTRICT) ON 33.20
ACRES lOCATED IN THE NORTHEAST QUARTER
OF SECTION 7, AND
NORTHWEST QUARTER OF SECTION 8, TOWNSHIP 2 SOUTH, RANGE 6 EAST,
MONTANA PRINCIPAL MERIDIAN, GAllATIN COUNTY, MONTANA.
WHEREAS, the proposed zone map amendment to amend the zoning designation from "M-1",
Light Manufacturing, to "R-O," Residential Office District and "R-4," Residential High Density District,
on 33.20 acres has been properly submitted, reviewed and advertised; and
WHEREAS, the City of Bozeman Zoning Commission held a public hearing on May 7,2002, to
receive and review all written and oral testimony on the request for a zone map amendment; and
WHEREAS, the City of Bozeman Zoning Commission recommended to the Bozeman City
Commission that the zone map amendment be approved; and
WHEREAS, after proper notice, the City Commission held its public hearing on May 28, 2002,
to receive and review all written and oral testimony on the request for a zone map amendment; and
WHEREAS, the City Commission has reviewed and considered the twelve zone change criteria
established in Section 76-2-304, M.C.A., and found the proposed zone map amendment, as
recommended by the Zoning Commission, to be in compliance with the twelve criteria; and
WHEREAS, at its meeting held on May 28, 2002, the City Commission found that the proposed
zone map amendment would be in compliance with the Bozeman 2020 Community Plan and would be
in the public interest.
NOW, THEREFORE, BE IT ORDAINED by the City Commission of the City of Bozeman,
Montana:
Section 1
That the zoning district designation of the following-described property is hereby amended from
"M-1", Light Manufacturing, to "R-O," Residential Office District:

That part of Lot 1, AMENDED SUBDIVISION PLAT C-23-A10, according to the plat
thereof, on file and of record in the office of the Clerk and Recorder, Gallatin County,
Montana, described as follows:
Beginning at the most westerly corner of said Lot 1; thence on the following courses
along the boundary of said Lot 1: northerly 013037'37", assumed azimuth from the north
28.68 feet to a point on a curve with the center of circle lying northwesterly 325052'31"
azimuth 623.69 feet from said point; northeasterly 89.29 feet on said curve, radius
623.69 feet and central angle 08012'10"; easterly 089051 '07" azimuth 57.92 feet;
northerly 359059'07" azimuth 60.00 feet to a point on a curve with the center of circle
lying northwesterly 309059'51" azimuth 623.69 feet from said point; northeasterly 1 09.45
feet on said curve, radius 623.69 feet and central angle 1 0003'18"; northeasterly
030031 '15" azimuth 710.57 feet to a point on a curve with the center of circle lying

southerly boundary line of said Lot 1; thence on the following courses along said

That the zoning district designation of the following-described property is hereby amended from
"M-1", Light Manufacturing, to "R-4," Residential High Density District:

The effective date is thirty days after final adoption of this ordinance on second reading.
