ORDINANCE NO. 1642
AN ORDINANCE OF THE CITY COMMISSION OF THE CITY OF BOZEMAN,
MONT ANA, AMENDING THE CITY OF BOZEMAN ZONE MAP BY AMENDING THE
ZONING DESIGNATION FROM R-2 (RESIDENTIAL TWO-HOUSEHOLD, MEDIUM
DENSITY DISTRICT) TO M-1 (LIGHT MANUFACTURING DISTRICT) ON 0.346
ACRES, ON PROPERTY DESCRIBED AS LOTS 1-3, BLOCK 41, NORTHERN
PACIFIC ADDITION, IN THE NORTHEAST QUARTER OF SECTION 7, T2S, R6E,
CITY OF BOZEMAN, GALLATIN COUNTY, MONTANA.
WHEREAS, the proposed zone map amendment to amend the City of Bozeman Zone Map from
R-2 (Residential Two-Household, Medium Density District) to M-1 (Light Manufacturing District) on 0.346
acres, has been properly submitted, reviewed and advertised; and
WHEREAS, the Bozeman Zoning Commission held a public hearing on April 19, 200S, to
receive and review all written and oral testimony on the request for a zone map amendment; and
WHEREAS, the Bozeman Zoning Commission recommended to the Bozeman City Commission
that the zone map amendment be approved as proposed; and
WHEREAS, after proper notice, the City Commission held its pUblic hearing on May S, 200S,
to receive and review all written and oral testimony on the request for a zone map amendment; and
WHEREAS, the City Commission has reviewed and considered the twelve zone change criteria
established in Section 76-2-304, M.C.A., and found the proposed zone map amendment to be in
compliance with the twelve criteria; and
WHEREAS, at its meeting held on May S, 200S, the City Commission found that the proposed
zone map amendment would be in compliance with Bozeman's adopted growth policy and would be in
the public interest.
NOW, THEREFORE, BE IT ORDAINED by the City Commission of the City of Bozeman,
Montana:
Section 1
That the zoning district designation of the following-described property is hereby amended from
R-2 (Residential Two-Household, Medium Density District) to M-1 (Light Manufacturing District):
Tract of land located in the in Block 41 , of the Northern Pacific Addition to the City of
Bozeman, Gallatin County, Montana.
Being more particularly described as: From a point which is located in the Centerline
of Broadway Avenue thence S7T39'27"E at a distance of 30.00' to the southwest
corner of Lot 3, Block 41. Thence S7T39'27"E at a distance of 18S.7S' to the west
bank of the Mill Ditch. Thence N24.2S'S4"E at a distance of 13.64'. Thence
N28.S4'11 "W at a distance of 82.02' along said ditch to the northeast corner of Lot 1,
Block 41. Thence N7T39'27"W at a distance of 134.60' to the northwest corner of said

lot. Thence N7T39'27"W at a distance of 30.00' to the centerline of Broadway
Avenue. Thence S12"17'28"W at a distance of 75.00' along said Centerline to the
Point of Beginning.
Said Tract contains 0.346 Acres.
Section 2
The effective date is thirty days after final adoption of this ordinance on second reading.
