ACCESS EASEMENT
The City of Bozeman, a municipal corporation of the State of Montana, with offices at 411 East
Main, Bozeman, Montana 59715, GRANTOR, in consideration of$ 1.00 and for other and
valuable considerations, receipt of which is acknowledged, grants to the owners of Lots 11
through 20 inclusive of Block E, Rouses 2nd Addition to the City of Bozeman, Gallatin County,
Montana, GRANTEES, a perpetual access easement for the use of the Grantees, in, through, and
across a strip of land situated in Gallatin County, Montana, 20 feet wide to be located on the
following described real property: an unplatted 2.33 acre +/- tract ofland located south of and
adiacent to Block E of Rouses 2nd Addition to the City of Bozeman. Gallatin County. Montana.
located in the southeast ~ of Section 7. Township 2 South. Range 6 East. M.P.M.
The easement is more particularly described on the attached Exhibits A and B which by
this reference are made a part hereof.
The GRANTOR states that they possess the real property described above and that they
have a lawful right to grant an easement thereon.
The GRANTOR further agrees that the GRANTEES may peaceably hold and enjoy the
rights and privileges herein granted without any interruption by the GRANTOR.
The terms, covenants, and provisions of this easement shall extend to and be binding
upon the heirs, executors, administrators, personal representatives, successors, and assigns of the

Legal Description of Public Access Easement:
A 20-foot wide easement being 10-foot on either side of the following described centerline:
Beginning at a point on the west alley line of the north-south alley in Block E, Rouses 2nd
Addition to the City of Bozeman, Gallatin County, Montana, said point being northerly a
distance of 17 feet from the south line of said Block E; thence S 39 0 11' 39" W a distance of
18.37 feet; thence along a circular curve to the right with said curve having a radius of 100.00
feet, a central angle of 30041' 36", an arc distance of 53.57 feet; thence S 690 53" 15" W a
distance of 23 .66 feet; thence S 540 53' 15" W a distance of 32.51 feet; thence along a circular
curve to the left with said curve having a radius of 118.50 feet, a central angle of 530 25' 40", an
arc distance of 110.50 feet; thence S 01 0 27' 34" W a distance of 60.03 feet; thence along a
circular curve to the right with said curve having a radius of 42.00 feet, a central angle of 42000'
