PUBLIC STREET AND UTILITY EASEMENT
Norton Properties, LLC GRANTOR, in consideration of $ 1.00 and for other and valuable considerations,
receipt of which is acknowledged, grants to The CiN of Bozeman, a municipal corporation of the State of
Montana, with offices at 411 East Main, Bozeman, Montana 59715, GRANTEE, its successors and
assigns, a perpetual street and utility easement for the use of the public, in, through, and across a strip of
land situated in Gallatin County, Montana, Ninety (90) feet wide to be for Laurel Parkway located across
the following described real property:
Six tracts of land being the SE Y. of the NW y., the SW Y. of the NE y., the NE 1/4 of the SW y., the SE
1/4 of the SW y., the NW Y. of the SE 1/4 and the SW Y. of the SE 1/4, all in Section 9, Township 2
South, Range 5 East, PMM, Gallatin County, Montana.
The easement is more particularly described on the attached Figures 1 and 2 which by this
reference is made a part hereof.
The GRANTOR states that he possesses the real property described above and that he has a
lawful right to grant an easement thereon.
The GRANTOR further agrees that the GRANTEE may peaceably hold and enjoy the rights and
privileges herein granted without any interruption by the GRANTOR.
The terms, covenants, and provisions of this easement shall extend to and be binding upon the
heirs, executors, administrators, personal representatives, successors, and assigns of the parties hereto.

FOR LAUREL PARKWAY
LEGAL DESCRIPTION
Being a public street and utility easement located in the
SE1/4NW1/4, SW1/4NE1/4, NE1/4SW1/4, SE1/4SW1/4,
NW1/4SE1/4, SW1/4SE1/4, IN Section 9, Township 2S, Range 5E,
P.M.M., Gallatin County, Montana.
A public street and utility easement being a 90 foot wide strip of
land lying 45.00 feet on each side of the following described
centerline;
Commencing at the South Quarter Corner of Section 9, Thence
N01030'02"W a distance of 118.35 feet, being the True Point of
Beginning.
Thence North 01030'02" West a distance of 1594.62 feet;
Thence along an arc for 34.21 feet to the left having a radius of
300.00 feet, a delta of 06032'04", a chord bearing of N 04046'33"
Wand a chord length of 34.20 feet;
Thence North 08002'35" West a distance of 90.53 feet;
Thence along an arc for 38.01 feet to the right having a radius
of 300.00 feet, a delta of 07'15'37", a chord bearing of S
04024' 47" E and a chord length of 37.99 feet;
Thence North 00046'58" West a distance of 785.57 feet;
Thence North 00039'49" East a distance of 322.85 feet;
Thence along an arc for 97.48 feet to the right having a radius
of 300.00 feet, a delta of 18'37'05", a chord bearing of S
09058'21" Wand a chord length of 97.06 feet;
Thence North 19'16'53" East a distance of 575.41 feet;
Thence along an arc for 82.80 feet to the left having a radius of
300.00 feet, a delta of 15'48'47", a chord bearing of N 11022'30"
E and a chord length of 82.53 feet;
Thence North 03"28'06" East a distance of 307.02 feet to the
Center North Sixteenth Corner of said Section 9 and the end of
the centerline.
Said easement contains 8.11 acres more or less.
