The setback from the watercourse in these locations is extended by the width of the adjacent
and thereby protect the watercourse and adjacent wetlands from the associated yearly erosion

Granting of the variance will not be detrimental to the public health,
or general welfare, or be injurious to adjacent properties. Reducing the yearly erosion and
sedimentation will be a benefit to the adjacent watercourse and the landowners below.
Because of the angular shape of the wetland adjacent to Lots 9-11, Block 6, the 50 foot
setback has an unduly adverse impact on the owner's ability to develop the property.
Granting the variance will not cause any increase in public costs. The variance will not place
