Courthouse, 311 West Main Street, on Monday. November 27,2006, at 6:00 p.m. Present were

2. Stormwater detention facilities shall not have ~ slope steeper than 25 percent and shall not
make UP more than one-tbird of the required front yard.
3. ReeardiDlI pedestrian circulation (Section 18.34.090.6):
a. The pedestrian connection shall be constructed of concrete (minimum 6 feet in
width) or asphalt (minimum of 10 feet in width). suhiect to review and approval hy the
Parks Deoartment.
h. The trail must either: 1) connect to both Maole Lane and to Alder eourt or 2)
connect directlv to the sidewalk to be installed alona Lincoln Road.
c. The aoolicantslowners shall work with the condominium association to the south to
coordinate the location (sveciflcally the southern terminus) of the trail.
4. Reeardinll the relatlonshio of site plan elements to conditions on and off the property
(Section 18.34.090):
a. The relocated house shall be on its own lot and not he part of the
condominium association.
b. The north elevations of the units alon2 Lincoln Street shall Include additional
architectural features (includine front porches wltb sidewalk connections to the
sidewalk on Lincoln Road) to avoid presentinl! a "back" side to the streetscaoe.
c. The covenants shall specify that no individual unit fences are allowed.
5. Reeardinl! the impact of the protect on parklnsz and traffic conditions (Section
18.34.090.5):
a. Garaee doors must be set hack at least 20 feet from the public access
easement for Maple Lane and from the rl2ht-of-wav line for Alder Court.
Where driveways alone the interior private drive are less than 20 feet. no

included with the Final Site Plan.
6. An 8 incb sanitary sewer main shall he extended down Alder Court Lane to the southern
property line.

7. Provide a fire hydrant at the southwest corner of the Lincoln Street! Alder Court Lane
intersection instead of the north side of Lincoln Street. Provide a City standard hlow-ofT at
the dead end of the Lincoln Street water main.
8. The 6" water main in Alder eourt Lane does not meet Citv standard. The water main shall
h~ 8" and extend to the southern properlv line. The water main extension is in excess of 500 n
and shall he looped.
9. Any unused water services tQ the property shall be oroperly abandoned at the main.
10. The private drive Into the orooertv shall connect to Maole Lane with a eltv standard
aporoach not with curb radii as shown on the site plan. Both sides of the orivate drive shall
have the curb oalnted red with white letterine that Is at least 3" In hel2ht and sl2ns every 35
feet that state "FIRE LANFlTOW A WAY ZONE". The cui-de-sac shall meet Fire
Deoartment code requirements.
11. The minimum width of Maole Lane. from Lincoln Street to the southern propertv line.
shall be 29 feet back of curh to back of curb. Curh and S!Utter. shall he orovlded on both sides
of the street. Sidewalk shall he provided on the east side of the street. Also. the curb on the
east side of the street sball he oalnted red wUb white letterln2 that Is at least 3" in heleht and

ZONE". This Is to allow parkin2 on the west side of the street and provide a 20 foot

12. Either a City standard sidewalk or extension of the linear park trail shall he provided on
Lincoln Street.
13. Citv standard curb and 2utter. boulevard. and sidewalk shall be provided on the west side
of Alder Court Lane from Lincoln St to the southern prooertv line.
14. Plans and Specifications for water and sewer main extensions. and streets and storm
draina2e facilities. prepared and slimed bv a Professional Eneineer (PEl reeistered in the
State of Montana shall be provided to and approved by the City EDliuneer. Water and sewer
plans shall also be approved hv the Montana Department of Environmental Qualltv. The
apolicant shall also provide Professional En2lneerln2 services for Construction Inspection.
Post-Construction CertUlcatlon. and preparation of mvlar Record DrawJn2S. Construction
shall not he initiated on the puhlle infrastructure improvements until the plaos and
specifications have been approved and a preconstructlon conference has been conducted. No

15. A Public Access Easement shall he provided for the private drive within the property
prior to FSP approval,

16. Prior to issuance of buildimz permits for any new buildinas in the development and upon
availability of service. any existinll residencelbusiness on the oropertv must be c()nnected to
Cltv water and sewer utilities. The existinll on-site treatment svstems must be prooerlv
abandoned and certification provided the abandonment occurred. Anv wells presently used

18.80.1980 defines net residential density as the number of residences per bulldahle unit of
land which would e"c)ude the easement for Maple Lane. any easements for Lincoln A venue.
and the required parkland eQulvQ)ent of 0.03 acres per dwellinll unit (for the new units on Iv).
Exact density calculations must be suhmltted with the Final Site Plan.
h) A subdivision exemption to aeerel!ate and relQCate lot lines must he approved prior to
Final Site Plan approval in order to meet to meet Section 18.10.040 of the Unifled
Development Ordinance.
c) Section 18.34.130 requires the aooUcant to submit seven (7) sets (hound tOlZether) of a Final
Site Plan within six (6) months oforellmlnarv approval contalnlnlZ all of the conditions.
corrections and modifications to be reviewed and aporoved hv the Planninll Office.
d) Section 18.34.140 states that a Buildin! Permit must be obtained priQr to the work. and
must be ohlained within one year of Final Site Plan aporoval. Buildi",!: Permits will not he
issued until the Final Site Plan is aoproved.
e) Section 18.38.050.F requires all mechanical equipment to be screened. Rooftop
eQuioment should he incorpOrated into the roof form and I!round or wall-mounted
eQuioment shall he screened with walls. feodnlZ. or dense everllreeo plaot materials. The
location of all mechanical equipment and the method of screeninll shall be shown on the Final
Site Plan.
f) Sections 18.42.150 requires a liehtine: plan for aU on-site Ullhtlmz lndudinll wall-mounted
Ihzbts on the buildinlZ must be included in the Final Site Plan submittal. AIII'llhts must be full
cutoff. LiehtiDll cut-sheets shall be provided with the Final Site Plan.

p) Sewer and water services shall be shown on the FSP and aporoved by the Water/Sewer
Superintendent. City of Bozeman applications for service shall be completed hv the applicant.
q) Trees shall not he located within ten (10) feet of water and sewer service lines.
r) The location of existin2 water and sewer mains shall be properlv depicted. as well as
nearby fire hvdrants. Proposed main extensions shall be labeled "proposed".
s) Tbe drive aooroach shall be constructed in accordance with the City's standard approach
(I.e.. concrete apron. sidewalk settlOR and drop-curh) and shown as such on the FSP. A City
Curb eut and Sidewalk Permit shall be ohtained prior to FSP approval.
t) City standard sidewalk shall be installed and properlY depleted at the standard location
(i.e..! foot off property line) alone the street(s) frontaee. Any deviation to the standard
alienment or location must be approved by the City En2ineer.
u) All existinR utility and other easements must be shown on the FSP.

the Developer shall demonstrate to the City full permit compliance.

eQuioment will travel to and from the site in accordance with section 18.74.020.A.l of the

thousand dollars to acquire professional services to inform this process
