Thank you for your consideration, Madison Pedersen Owner Madison River Cleaning, LLC Experience Madison River Cleaning has extensive experience providing caring for large public-facing facilities. We offer the following recent projects as concrete examples of the quality of our work and our dedication to maintaining strong client relationships. Page 2 Bacchus Pub Deep Cleaning Client contact: ● Chris Van Bockel ● General Manager ● cvanbockel@bacchuspub.com ● 406 4041996 We were contracted to deep clean the front of house and back of house of the Baxter Hotelʼs Bacchus Pub prior to the building coming under new ownership. We defined project phases in accordance with the clientʼs budgetary restrictions, resulting in a commitment of 2535 hours per week over several weeks. Challenges arose due to the needs of the historic flooring, which was covered in decades of buildup and required delicate techniques. This needed considerable care and time, and we are proud to have helped restore one of Bozemanʼs many distinctive historic places. Throughout the project, our Operations Manager was in close contact with the client about the progress. Substantial time was devoted to the floor restoration, and we adjusted the timeline and priorities based upon constraints communicated by the client. This project resulted in an ongoing contract with the propertyʼs new owner to progressively restore other areas of the Baxter, as well as provide daily cleaning, dayporting, and inventory management services. This contract began with 5-day-per-week service, and is on track to expand into 7-day-a-week service. 140 E Main Daily Cleaning Client contact: ● Julie Gobin ● Property Manager ● info@echobozeman.com ● 406 6710265 We have been contracted to provide daily janitorial service for the common areas of 140 E Main St The Krueger Building) since July 2024. This small, mixed-use facility houses several offices and two popular restaurants Blackbird and Rice), and the lobby receives especially heavy use as Blackbirdʼs staff travel through this space when moving between the dining room and kitchen. We provide attentive care each morning to maintain a welcoming environment for office workers and Page 3 their clients following the dinner rush of the previous evening. We developed a schedule to rotate through different tasks each day, ensuring details such as the windows, elevator, and basement landing are serviced with minimal disruption to users of the building. As a result of our long-term quality service, the new owner of the property trusted us to continue maintaining the facility since taking over in February 2026. Easton Companies Weekly Cleaning Client contact: ● April Bennett ● Accounting Manager ● april@eastoncompanies.com ● 406 5793398 Since February, 2026, we have been providing janitorial services for Eastonʼs large campus. This includes two buildings containing offices and shops used by Easton, plus several spaces leased by tenants. We worked with the client to evaluate several alternatives and concluded that an in-depth 11 hour cleaning each weekend would best meet their needs. Throughout the contract period, we have adjusted to changing needs both on shorter and longer timescales. Our team responds to short term variation in facility use by identifying the most heavily-used areas each week and reallocating our efforts on the spot. The client has communicated longer-term needs with us and we have revised our scope of work accordingly, such as when their staff moved to different offices. In that situation, we were able to shift effort from the now-vacant offices to the new offices, increase effort spent on other key areas of the facility, and still decrease the number of hours billed. We also assist with inventorying the clientʼs cleaning supplies and we maintain close working relationships with their procurement and accounting departments. Firm Background Madison River Cleaning has been based in Bozeman since our companyʼs establishment in April 2020. Page 4 We currently provide recurring services to 40 clients, have contracts for as-needed services with another 5 property managers, and complete 1020 one-time projects each month. Our revenue for 2025 was $748,384.85. Firm Workload Our janitorial staff currently has the capacity to devote 80 hours per week to City of Bozeman projects. In times when additional effort is required, we are able to meet requirements in the short-term by reducing the number of one-time projects with other clients, and our hiring process allows us to recruit and train new employees within two weeks when planning for longer-term changes.
