Gallatin Mgmt is a Gallatin Gateway-based contractor founded in 2022. Firm Overview Montana Property Management and Maintenance LLC, DBA Gallatin Mgmt, is a locally based landscape, property maintenance, project, and snow-services contractor headquartered in Gallatin Gateway. Since its founding in July 2022, the company has grown into a year-round operation serving a substantial portfolio of HOA communities, private residences, ranch properties, and commercial clients in the Big Sky area. July 2022 Founded $1.2M 2025 annual revenue $1.5M Projected 2026 revenue 37 HOAs Recurring HOA portfolio 10 Full-time employees ~15 Peak-season employees Local Office Gallatin Mgmt is headquartered at 55 Axtell Anceny Road, Gallatin Gateway, Montana, near the intersection of U.S. Highway 191 and Axtell Road. This location provides direct access to the Gallatin Valley and the U.S. 191 corridor between Bozeman and Big Sky. Business Stability and Financial Capacity Gallatin Mgmt generated approximately $1.2 million in revenue in 2025 and projects approximately $1.5 million in 2026. The company maintains a $100,000 business line of credit and routinely funds labor, materials, equipment, and project costs before client payment. Recurring HOA work is generally performed without deposits and invoiced after service or project completion. The company's vehicle and equipment fleet is a mix of owned and financed assets. Gallatin Mgmt has no bankruptcies, major judgments, liens, or other significant financial issues. The firm has not historically required bonding for its private-sector contracts; project-specific bonding requirements, if any, would be evaluated with the firm's insurance and financial partners before acceptance of a task order. Insurance and Claims Gallatin Mgmt is fully insured and maintains workers' compensation coverage for its workforce. The company has had no general liability claims since its founding. Proof of insurance and required endorsements will be provided and verified against City requirements before contract execution. Gallatin Mgmt | City of Bozeman RFQ | 5 2. Services and Special Capabilities Gallatin Mgmt's core strength is the ability to combine recurring maintenance operations with a dedicated project crew and compact-equipment capability. This allows the company to address routine grounds work, unscheduled service needs, and one-time improvements without relying on a single crew or a single piece of equipment. Commercial landscape maintenance: mowing, trimming, blowing, edging, seasonal cleanup, pruning, fertilization, and weed control. Irrigation maintenance: diagnostics, adjustments, repairs, nozzles, filters, couplings, and troubleshooting of existing systems. Gallatin Mgmt does not currently offer new irrigation-system installation. Landscape installation and improvements: planting, trees, sod, seeding, native/revegetation work, mulch, decorative rock, boulders, defined beds, pavers, flagstone, and small retaining features. Site work: grading, drainage correction, dry-creek features, compact excavation, skid-steer work, material handling, hauling, debris removal, and construction-impact restoration. Forestry-related field services: tree trimming, tree removal, deadfall removal, tree planting, and cleanup within the firm's equipment and insurance capabilities. Snow services: plowing with 2500/3500-series trucks, hand shoveling, sidewalk and tight-area snow removal, ATV plows, Snowrator-type equipment, and specialized sidewalk attachments. Gallatin Mgmt is not representing deicing/spreader services as a current core capability. Equipment and Fleet 12 commercial mowers distributed across four maintenance crews, with backup capacity available. Seven-truck fleet: four trucks with enclosed maintenance trailers, two trucks with dump trailers, and one management/backup vehicle. 2500- and 3500-series trucks capable of towing, hauling, and snow plowing. Skid steer, mini excavator, dump trailers, and supporting landscape/project equipment. Commercial trimmers, blowers, hand tools, spray equipment, and crew-specific maintenance equipment. ATVs with plows, Snowrator-type equipment, hand-shoveling equipment, and specialized sidewalk/tight-area snow attachments. Specialized or larger excavators, skid steers, and attachments are rented when a project is better served by a different machine size or specialty attachment. The depth of the fleet provides operational redundancy. Equipment downtime can be absorbed by backup mowers, vehicles, trailers, and crew resources, reducing the risk that a mechanical issue will interrupt scheduled City service. Gallatin Mgmt | City of Bozeman RFQ | 6 3. Key Personnel Andrew Poldiak | Co-Owner 15 years of landscape-industry experience. Provides company leadership, estimating, client relationships, resource allocation, project oversight, and field-operations support. Jesse Neff | Co-Owner More than 10 years of property-management and project-management experience. Provides estimating, budgeting, project coordination, scheduling, client communication, and management oversight. Jordan Bostian | Senior Crew Supervisor Approximately 10 years of combined landscape and outdoor-recreation industry experience. Provides field supervision, crew coordination, quality control, equipment oversight, and execution of recurring maintenance and project work. Finn Sullivan | Crew Leader Three years with Gallatin Mgmt. Leads a field crew and is responsible for execution of scheduled maintenance and project work. Workforce Continuity The management team is supported by 10 full-time employees, expanding to approximately 15 during peak periods. Several key field employees have remained with Gallatin Mgmt for multiple seasons, providing continuity, familiarity with company standards, and an experienced core workforce. Management Approach Ownership remains directly involved in estimating, scheduling, budgeting, client communication, and project oversight. Field supervisors and crew leaders provide day-to-day execution and quality control, allowing ownership to remain accessible while maintaining clear field accountability. Gallatin Mgmt | City of Bozeman RFQ | 7 4. Current Workload and Capacity Gallatin Mgmt is structured to accept additional task-order work without displacing its recurring contractual obligations. The company operates four dedicated landscape maintenance crews and one full-time project crew. 4 Dedicated maintenance crews 1 Dedicated project crews ~75% Maintenance capacity scheduled 7-10 days Typical small-project lead time 1-2 days Routine/urgent service response 37 Current HOA maintenance portfolio Flexible Crew Allocation Maintenance crews are intentionally scheduled to approximately 75% of available capacity. The remaining capacity allows the company to respond to unscheduled work, weather impacts, client requests, and project support while preserving recurring route obligations. The dedicated project crew handles one-time landscape and site projects. When a project requires additional manpower, personnel can be temporarily assigned from maintenance crews or scheduled to join project work after completing routine maintenance. This structure provides scalable labor without requiring the company to overcommit its baseline schedule. Response and Scheduling At the time of this submission, typical small projects are scheduling approximately 7-10 days out, depending on scope and material availability. Urgent and unscheduled service requests can generally be addressed within one to two business days by maintenance crews. Larger or specialized projects are scheduled based on scope, materials, equipment requirements, and City priorities. Gallatin Mgmt | City of Bozeman RFQ | 8 5. Schedule and Budget Control Estimating and Cost Tracking Co-owners Andrew Poldiak and Jesse Neff jointly oversee estimating and project budgeting. Gallatin Mgmt tracks labor hours and material costs throughout its work so project performance can be compared against the estimate while work is underway. Changes and Additional Work When field conditions or requested scope changes would create additional cost, Gallatin Mgmt communicates the issue and obtains client approval before proceeding with additional billable work. The company does not use minor estimating variances as a basis for surprise charges; maintaining predictable client relationships and clear authorization for changes is a core operating practice. Supplier and Equipment Control Gallatin Mgmt maintains established relationships with local and regional material suppliers. Most normal operating equipment is maintained within the firm's fleet. Larger or specialized machines and attachments are rented when appropriate for the specific project, allowing the firm to match equipment to the work without unnecessary fixed overhead. Contract Performance Gallatin Mgmt has not been assessed or paid liquidated damages on any project. The firm has no history of lawsuits, debarments, suspensions, contract terminations for cause, or known government-contract violations. Gallatin Mgmt has had no general liability claims since its founding. Gallatin Mgmt | City of Bozeman RFQ | 9 6.
