HomeMy WebLinkAbout025 - Goldspur at Urban Farm - Meeting MinutesGoldspur at Urban Farm Neighborhood Meeting 08.15.2025 Summary Roers Bozeman Affordable Apartments Owner LLC held a neighborhood meeting to address any questions or comments in relation to the notice sent July 16th, 2025. The meeting was held at 718 W Babcock Suite 101B Bozeman MT 59715 at 10:00 am MST. The attached presentation was shown to the single attendee (Connie Lien). Following the presentation, the attendee asked the below questions. 1. What is the distance of the building to the highway? Roers: 39 ft to Huffine ROW, 79 ft to Huffine Edge of Asphalt 2. Reason for the notice? How high is the building? 3. Is the height the reason for the notice Roers: The reason for the notice is that we are requesting two variances from the city. These variances may be approved with affordable housing incentives from the city. We are requesting two: Roers is requesting utilization of a deep incentive for exceeding building height to build higher than the minimum of 4 stories or 50ft, which is the maximum in the B-2M zoning district. The current height is 50 ft 11 inhes. Roers is also requesting utilization of a deep incentive for not meeting on-site parking requirements per UDC 38.380.020-1(d). The project will have 128 onsite parking stalls, while the remaining 17 will be street. 4. Footage from house Roers: 214 ft to eastern property line of Parcel 26 FM 559, +/- 279 ft to House 5. How many parking spaces? How do you intend to park this site? Roers: 145 dedicated parking spaces 6. How is the site broken up? Roers: There are two separate buildings on a single parcel. 7. Homeowners. Association? Roers: There will be a homeowners association run by the master developer. Our project will be a part of this HOA 8. Who owns this? Roers: Subsidiary entities of Roers Companies. The project will be built, owned and managed by Roers. 9. Has city approved design? Roers: We are still working through our site plan approval process with the city. 10. Is earthquake proof? Roers: The building adheres to building code, which includes measures against seismic events. 11. How soon to break ground? Roers: We plan to break ground next summer. Ms. Lien made one comment as it relates to the Roers Affordable housing project and that was she didn’t like it because it was too big, generates too much traffic and aesthetically looks bad. Since, these were qualitative comments, no changes were made to the application or site plan resubmittal.
