Bozeman Roers Apartments will construct the project in two phases. Phase 1 will include
Building A (affordable units), and Phase 2 will include Building B (market-rate units). The
phasing exhibit illustrates the boundaries and sequencing of both phases. Phase 1 must receive
a Certificate of Occupancy prior to or concurrent with Phase 2 to comply with Section
38.380.050.F.1.
The erosion control plan identifies the proposed locations for the job trailer, temporary sanitary
facilities, spoils, and construction fencing. These facilities are located within the Phase 2 portion
of the site and will remain in place throughout construction. Upon completion of Phase 1,
fencing will be relocated to separate and protect the public from active Phase 2 construction.
The following improvements must be completed prior to issuance of a Certificate of Occupancy
for Phase 1:
· Emergency fire access road.
· North-south mid-block crossing.
· Utilities for Building A including fire service, domestic service, sewer service, dry utilities.
· Storm infrastructure including Pond P-2, roof drains for Bldg A, and the following
structures:
o DW-1
o SDMH C-2
o SDMH C-1
o 3x2 Rect Inlet 1
o Tie into existing SDI-17A
o 3x2 Rect Inlet 2
o 3x2 Rect Inlet 3
o SDMH C-3
o Tie into existing SDI-16A
· Public sidewalk and boulevard landscaping along Valley Commons Drive from Park C to
the pedestrian midblock crossing.
· Irrigation for Phase 1 area (see Phasing Exhibit)
