Dear Brian:
Morrison Maierle, along with Kaas Wilson Architects and Outdoor Design, are working together to
design two apartment complexes in Lot 1 Block 2 of the Urban + Farms Phase 2 Subdivision, zoned B-
2M. Phase 2 is located on the North side of Huffine Lane. The goal of this project is to add
approximately 285 living units spread over 2 separate buildings to assist in the high housing demand in
Bozeman. The west building, Building A, has 145 units and is an affordable housing building. The
eastern building, Building B, has 140 units and is a market rate building with a 1st floor commercial
component.
Each building will have trash chutes, and a trash pad location where dumpsters will be wheeled out on a
weekly basis for trash pick up. Approximately 379 new parking spaces are proposed with handicapped-
accessible availability to access either building. The spots are located north of the buildings with
additional parking provided along the north side of Valley Commons Drive and in the parking garage
located on the first floor of Building B.
The exterior building materials will consist of a mixture of masonry, stucco, metal, and a fiber-cement
board. Balconies, roof overhangs, trim locations, and material changes for specific design elements
successfully break down the massing of the building and complement the surrounding structures. Water
and sewer services will come from the North on Valley Commons Drive. Proposed underground utilities
consisting of gas, power and electric and planned to come from the North and Southeast of the project
servicing their respective buildings. Building A height is 46’ 9”, and Building B height is 65’ ¾”.
The construction of the building is planned to commence shortly after the filing of the Final Plat of Urban
+ Farms Phase 2 Subdivision. A concept plan was submitted May 21, 2024 and attached are the responses
to the City’s conceptual review comments.
