Roughly 80% are tenant-occupied, often by three or more unrelated adults. Cattail Creek may house 3,000–5,000 residents and already has serious parking pressure. In September 2005, the City Commission directed that the active-play area planned near Sundew and Blackbird be moved to the larger northeast area near Catamount and Warbler. We ask the City to honor that direction and preserve the Sundew/Blackbird open lawn. Residents use it for quiet, flexible recreation, and it borders important wildlife habitat used by many bird species, including nesting sandhill cranes. Courts or other intensive active-play uses would bring noise, traffic, and parking impacts to residents and wildlife. We also request an HOA-hosted neighborhood meeting so residents can participate directly, along with a public estimate of the annual maintenance cost and resulting property-tax impact of the improvements.
