Hi Mikaela,
I’ve been keeping tabs on review comments for this project and I wanted to ask you about this one
regarding the improvements within the easement:

DCS 1.5.1.D- Utility Easements - No permanent structures shall be placed within a utility easement unless an encroachment permit has
been obtained. Trees and other significant landscaping features shall not be placed within ten (10) feet of any utility. The applicant has
proposed several permanent structures within designated easements including a parking area. Easements should be cleared of
perminant structures and coordinated to meet standards. Coordinate dry utility easement(s) with David Fuentes to meet COB standards
and achieve adequate service with NWE. See ref #15-17.
I am assuming that this is pertaining to the area along the north side of the property:

In the past, we’ve just had to provide an acknowledgement signed by the owner that they are responsible
for replacement of any improvements that need to be removed as a result of future utility work within the
easement. Would this approach be acceptable?
