Olive Street Bozeman, MT 59715 RE: Whitefish Credit Union Cash In Lieu of Water Rights Memo Mr. Nielsen: The purpose of this memo is to address city code Section 38.410.110 – Water Adequacy. The proposed project is a new financial institution branch and corporate office building for Whitefish Credit Union to be located at the SW corner of South 19th Avenue and West Kagy Boulevard on lot 2A-1 of Minor Subdivision 503C. The new facility will contain a visitor lobby, teller lanes, customer waiting area, employee amenities and offices. The cash-in-lieu of water rights payment will be based upon anticipated domestic water usage within the facility using estimates per employee as well as design assumptions. The domestic water use for the proposed facility had been estimated by comparing the current usage of a similar existing facility, then adjusting for employee count. The financial institution located at 1433 N 19th Ave was used for this comparison. This facility is approximately 12,400 SF and has 28 employees. The last two years of water meter data shows an average domestic water usage of approximately 4,520 gallons per month. Scaling this usage based on employee count yields an estimated municipal water usage of approximately 9,400 gallons per month, or an annual volume of 0.35 acre-ft. Irrigation for the proposed development will continue to utilize the existing irrigation well on the property, so no additional municipal water demand was factored in for irrigation.
