Property description and planned use. The 80-acre subject property is located south of Baxter Lane and north of Oak Street, Bozeman Montana. Access to the property is off either Baxter or Oak via farm access. If approved for development, an extension of Laurel Lane from the south will border the property’s east side. The property is a currently undeveloped and consists of a former hay field and wetlands. A running ditch or small unnamed creek bisects the field from northwest to southeast. Patches of cattail and dense Canada thistle grow adjacent to the ditch in low lying marsh and wetlands. Some brush and small trees can be found adjacent to the creek at the south end of the property. Noxious Weeds Noted: Locations of specific weeds have been noted on the map image at the end of this document. The site survey was conducted on January 29th, 2026 and there was no snow to impede weed identification. Portions of the hay field were found with dense grass and few weeds. On the mown interior areas of the field, we found a few patches of musk thistle; sometime individual plants and some areas with small infestations of a few plants. There were no large infestations noted. Canada Thistle was prevalent primarily in the native area/wetlands along both sides of the creek. Some were scattered with musk thistle along the west fence line. Small patches and individual plants were noted in the hay field on the southwest corner of the property. A large patch of Common Tansy was found in the very northeast corner. 90 % of this tansy is on the adjacent property with some spreading onto the target property. (noted on the map) This area of tansy is small relative to the entire property and no other tansy was noted. Some hoary alyssum was found in the tall native grass along Oak Street on the southeast corner. (noted on the map) A section of the center of the interior, running north to south and about 20-30 yards wide was heavily infested with kochia and wild mustard. Prickly lettuce was also found scattered on the property. These are not noxious weeds and are not targeted unless within areas treated for noxious weeds. Environmental Considerations & Herbicide Selection. In consideration of the varieties of noxious weeds found and some low-lying wetlands adjacent to the ditch we recommend the use of Corteva’s Chaparral herbicide. Chaparral is very effective on the noxious weeds present on the property and can be safely applied to water’s edge. Herbicide will be applied at an application rate of 3.3 oz/acre with Amine 24D @ 1Qt/ac and a non-ionic surfactant such as Liberate with a 15 gallon per acre diluent rate. Application Plan: A combination of hand spot spraying and broadcasting will be required to cover the property. Small patches and individual weeds will be hand sprayed as will wetland areas close to the ditch. Larger infestations in the hayfield on the south end and will be broadcast using an ATV and 70 gallon pull behind sprayer. An estimated 28 acres will require broadcasting with the balance spot sprayed. The application will be completed between June 1st and June 15th. Second & Third Applications will continue the following year (2027) and third year (2028) until completed per initial Weed Management Plan. Costs for Year’s Two and Three are estimates and the actual costs may vary based upon a number of variables such as the status of construction, number of disturbances, extent of the weed seed base on the property, precipitation levels, etc. The Client will be notified of any changes in the cost prior to application. The Plan applies to the project and entire property identified above. The Plan is effective upon approval by the District Board (“Board”) for 3 years from the date of approval, or until the property’s ownership changes, or until a new Plan is entered. By entering this Plan, LANDOWNER agrees that the Board or its Representatives shall have the right to revise this Plan as necessary to effectuate the purposes of the Gallatin County Noxious Weed Management Plan or Montana County Weed Act. LANDOWNER agrees that the Board or its Representatives may inspect the property prior to granting approval of the Plan and, if approved, may perform such reasonable inspections as necessary to determine compliance with this Plan. By entering this Plan, LANDOWNER recognizes that noxious weeds exist on the property, and that failure to abide by the terms of this Plan is a violation of the Montana County Weed Act. LANDOWNER waives any statutory requirement for the District to inspect the land, and the District may enforce the violation upon giving 10 day notice to comply with the Plan. Prior to final plat approval of any phase of the subdivision, LANDOWNER shall comply with all requirements of the approved Plan. All areas of the property shall be, prior to final plat approval, sufficiently controlled for noxious weeds and sufficiently re-vegetated, as determined by the District. In addition, LANDOWNER shall provide documentation of annual weed control and all re-vegetation work as required by the District to demonstrate that the Plan has been sufficiently implemented (see page 6 for a list of required documentation). LANDOWNER recognizes that the approval of any requests for extensions or of final plats may be denied or delayed if noxious weeds have not been properly controlled. LANDOWNER agrees that this Plan is supported by good valid consideration and this Plan constitutes a binding contract and may be enforced as such.
