Phasing Narrative
The proposed project is planned to be broken into two phases. Since the timeline for the second phase
is not known at this time, the applicant plans to submit a separate site plan submittal for building 2
which will be evaluated against the current UDC at the time of submittal.
Building 2 is shown on the provided civil sheets to help paint the picture of site layout and to show proof
of concept for the completed site.
Phase 1 is planned to include the necessary parking lot improvements and stormwater infrastructure for
both buildings. Phase 1 will also include the bike racks, ADA parking, building 1 construction, power &
gas for phase 1 and all necessary landscaping for the site not directly associated with building 2.
Occupancy of building 1 will occur at the completion of phase 1.
Phase 2 will include the construction of building 2, the adjacent sidewalk to building 2, the trail
connection, water, sewer & fire services for building 2, power & gas to building 2 and landscaping
directly associated with building 2. Occupancy of building 2 will occur at the completion of phase 2.
