Provide a writen narratve response outlining the elements in the design provided to
satsfy the requirements of BMC 38.520.040, Building Massing and artculaton.
In response to the requirements of BMC 38.520.040, Building Massing and
Articulation, the proposed design incorporates multiple strategies intended to reduce
the perceived scale of the building, introduce variation along the façade, and create a
more visually engaging structure consistent with the intent of the code. The overall
approach focuses on breaking down large wall planes, introducing depth, and
reinforcing these elements through coordinated architectural features.
A key element of this effort is the incorporation of a 1-foot horizontal bump-out
along the building façade. This projection interrupts what would otherwise be a
continuous, flat wall surface, creating a shift in the building plane that adds depth and
shadow. By stepping the façade in this manner, the building mass is visually broken
into smaller components, helping to reduce the appearance of bulk and providing a
more human-scaled design. The bump-out also establishes a clear horizontal
articulation line that contributes to the overall organization of the façade.
In addition to the wall plane variation, the roofline has been modified to
correspond with and reinforce the introduced articulation. The adjusted roof form
aligns with the location of the bump-out, creating a cohesive relationship between the
vertical and horizontal elements of the building. This coordination helps emphasize
the massing changes and ensures that the articulation is expressed consistently
throughout the structure, rather than appearing as an isolated feature. The varied
roofline further contributes to breaking up the overall form and adds visual interest
when viewed from multiple perspectives.
Together, these design elements work to satisfy the intent of BMC 38.520.040
by introducing modulation, reducing large unbroken expanses, and creating a more
dynamic and articulated building form. The combination of façade variation and
corresponding roofline adjustments results in a cohesive design that enhances visual
character while remaining compatible with surrounding development.
