Traffic Study Memo

Dear Taylor,
The Site Plan for the KOHD Facility on Lot 16, Block 4 of the Nelson Meadows Subdivision is being
completed and will be submitted to the City of Bozeman Community Development Department soon.
This letter is to request a waiver from performing a traffic study. Traffic for the lot has been considered
in two previous cycles: one being with the Nelson Meadows Subdivision development, and second being
the site plan for the existing building on the lot.
Based on the exemption criteria listed in BMC 38.710.050.A.11, the proposed development does not
meet the criteria to trigger a Traffic Impact Study, as outlined below.
a) No dwellings or retail spaces are proposed.
b) All spacing requirements are proposed to be met.
c) The proposed development will not intensify the use, and is not located adjacent to a collector
or arterial street.
d) The proposed development is located in an area with a previous TIS.
Using the 12th Edition of the ITE Trip Generation Calculator, estimated vehicle traffic for the proposed
9,000 total square feet of warehouse is as follows:
Warehouse = 1.38 trips per 1,000 SF = 12 trip ends
The subdivision traffic study assumed the use to be Industrial Park which creates 6.96 trips per 1000
square feet. The subdivision traffic also assumes each lot to have 93% buildable area and each lot over 1
acres in size to have building coverage of 20% of the buildable area.
93% of 2.14 acres = 1.99 acres = 86,693 sf
20% of 86,693 = 17,338 sf of building area
17,338 sf x 6.96/1000 = 120 anticipated trip ends /day for Lot 16
With the calculated trips being well under the traffic accounted for as part of the subdivision and the
calculated 12 trip ends, further being divided into 50% entering and 50% exiting, this project does not
require a TIS per BMC 38.710.050.A.11.
