These operations will include the cutting, shaping, and assembly of wood components used in the manufacturing process. The wood-working area will exceed 2,500 square feet and will involve processes that generate finely divided combustible waste. In recognition of the applicable requirements outlined in the International Building Code (IBC) and International Fire Code (IFC) for Group F-1 occupancies, the building has been designed to include a fully compliant automatic sprinkler system throughout the fire area containing these operations. 2) Understood 3) Ditch noticing was completed with subdivision. A ditch notice checklist is included. With Section III.A.2 selected since no additional impacts since subdivision are proposed. 4) A stormwater design reports is included. Since building 1 does not have any water or sewer connections planned, an updated water & sewer use report has not been provided. A traffic study waiver is also included. 5) A wetland report has been uploaded and the wetland and associated setbacks are shown on the civil sheets. A wetland review checklist is also included. 6) The proposed parking count is 6 spaces, and therefore snow storage is calculated and shown on sheet C3.0. 7) Water rights and adequacy are addressed in an included memo. 8) Understood – No changes to the lot are proposed which would trigger DEQ review. The COSA allows for up to 960 gallons of wastewater per acre of land per day, which amounts to 2,054 gallons of wastewater allowed for the property. Building 1 does not have any proposed water or sewer connections. 9) Understood 10) We have prepared a landscape and irrigation plan for this project and have incorporated the applicable requirements of Ordinance 2155, Resolution 5586, and the City of Bozeman Landscape and Irrigation Performance and Design Standards Manual. 11) Understood 12) The gas line has been abandoned according to the attached email from David Fuentes at Northwestern Energy. 13) The bike parking is shown on sheet C2.0. Two outdoor (short term) and three indoor (long term) spaces are proposed. 14) No additional hydrants are proposed. Civil sheet C1.0 depicts the existing hydrants in the area. 15) Thank you for your response 16) We have revised the project to address the requirements of BMC Sec. 38.520.040 regarding building massing and articulation. A bump-out has been incorporated along the front façade to provide the required articulation feature. This design element contributes to breaking up the building mass and is intended to meet the applicable façade articulation criteria, including the roofline modulation standards outlined in Sec. 38.520.040.E Page 2 of 2 17) We have addressed the requirements of BMC Sec. 38.520.060 regarding building materials and submittal requirements outlined in Sec. 38.710.070. Compliance has been incorporated into the project design, and additional trim elements have been added to enhance material articulation and meet the applicable standards. 18) Understood, building 1 has been shifted so that the roof overhang is outside of the utility easement 19) We have addressed the requirements of BMC Sec. 38.260.140 regarding window transparency. The project has been revised to meet the minimum 30% transparency requirement for applicable street-facing façades. Additional windows have been incorporated, including glazing within the overhead doors, to achieve compliance. The design also ensures that required transparent areas will not be obstructed within five feet of the windows, in accordance with Sec. 38.260.140.A.3.e. 20) Parking relief is not necessary for building 1. A parking relief request will be included with the site plan for building 2 to pursue utilization of the ITE parking calculations in lieu of the calculations included in the BMC. 21) Understood 22) No site or building lighting is proposed with this project. As such, the requirements of BMC Sec. 38.560.020 are not applicable at this time. Should lighting be added in the future, it will be designed to comply with the applicable standards of this section. 23) Buildings 1 & 2 were connected via a 5’ concrete sidewalk and then both buildings will be connected to the existing trail to provide connection to Prince Lane and the associated sidewalk. Per the response in Comment #15, the existing building was not addressed. 24) No signage is proposed as part of this project. Any future signage will be submitted under a separate permit in accordance with BMC Sec. 38.560.020. 25) Utility meters have been shown on the civil sheets and building elevations. No external mechanical equipment is proposed. 26) The storm pond design has been updated and is addressed in the Stormwater Design Report. 27) The Natural Environment Statement is included.
