Box 1230 Bozeman, 59715 Project Narrative Project Name: KOHD Project Description The KOHD project consists of improvements to an existing developed site, including the construction of two new buildings, expansion of on-site parking, site access improvements, stormwater facility upgrades, and associated landscaping. The project is designed to improve site functionality while maintaining consistency with the existing development pattern. Existing Conditions The site currently contains the original KOHD building and an existing on-site parking lot. The existing building and its current use will remain unchanged. The site is accessed via an existing curb cut and includes stormwater facilities serving the developed area. Proposed Improvements The proposed project includes construction of one new building while retaining the existing original building. Site improvements include expansion of the parking lot to accommodate additional demand, modification of the curb to provide improved access to the new parking area, and enlargement of the stormwater detention pond to address increased impervious surface area. Landscaping improvements, including new trees and grass, are proposed in accordance with an approved landscape plan. A future building is also contemplated as part of the overall development; however, it is not included in the current scope of work. Development of this future building will require a subsequent site plan submittal and review by the City at the time it is proposed. Design Intent The design intent of the project is to improve the functionality of the existing KOHD site by adding additional buildings and associated parking while maintaining consistency with the existing development. Site access, circulation, and stormwater facilities are designed to accommodate the expanded improvements and comply with City of Bozeman standards. Proposed Uses •The existing building will continue its current use with no changes proposed. •One new building will be used as shop space. •The future building will be used as shop space with an associated woodshop. Buildings •Existing original building (to remain, no change in use) •One new shop building Future Buildings •One new shop and woodshop building Parking Off-street parking is provided on site. The project includes expansion of the existing parking lot to support the additional buildings and site use. The new parking area provides six additional parking stalls all located on-site and off-street. A future building is also contemplated as part of the overall development; however, it is not included in the current scope of this application. As such, parking associated with the future building is not required at this time and will be evaluated and provided with a subsequent site plan submittal when that building is proposed. Stormwater Stormwater management improvements include enlargement of the existing stormwater detention pond to accommodate increased runoff resulting from site improvements. Project Time Frame Construction of the proposed improvements is anticipated to occur during the upcoming construction season.
