Dear Mayor and City Commissioners, I would like to once again express my opposition to the increased height allowance to 90' in the recent UDC amendments in hopes that you will restore it back to its 70' height limit, or even lower to the 60' height limit consistent with the historic B3-C. Increasing the height allowance/density further exacerbates an existing serious parking shortage problem as well as impairing viewsheds and walkable ambience surrounding our beloved historic town core area. Height allowance increases lead to irrevocable changes for our town. The 90'height allowance is also contrary to the much lower height limits set in numerous other successful historic destination places from Charleston SC, Burlington VT, Boulder CO and even Paris France. I have trouble understanding how our so-called "experts" supporting increased heights can reconcile their position with the best practices established elsewhere. Further, in the event that you maintain the newly increased height limit to 90', I would urge you to set that height as the maximum height level. Currently under the UDC Affordable Housing Bonus rules, developers can add additional stories on top of the 90' height allowance resulting in up to 110' structures which would effectively add another 4 stories to the already large ugly 70'boxes invading our city---north central, west main, S. 19th. I would also encourage you to set wider zone transition height limits between the historic B3- C and its immediate surrounds........along the Mendenhall and Babcock corridors and East and West Main Streets. Establishing new setback rules in the B3 at the 45' level similar to what is in place in the 133-C. As city commissioners, you occupy your seats of this 165 year old city for only a handful of years which imposes great responsibility of stewardship during your short tenure and the obligation to preserve the historic precious ambience and soul of our community without allowing shortsighted irrevocable adverse changes. .
