Dear City Commission, Community Development Department, and Historic Preservation
Board,
I am writing to formally oppose the proposed demolition and development review application
#26310 for 622 South 8th Ave based on the following points:
- Historical Significance: Built in 1920, this classic Victorian structure is essential to the
character of the Cooper Park Historic District. Its "uncategorized" status is due to a lack of
updated surveys and should not serve as a loophole for demolition.
- Lack of Alternatives: There is no evidence of attempts to reuse or move the existing
structure, or to build on a single lot while preserving the home. This fails to meet Overlay
District Standards (Sec 38.340).
-Affordability and Scale: The project replaces a long-standing, functional affordable rental
with high-density townhomes that do not match the neighborhood's aesthetic. The developer
could maintain the main house and build an ADU fitting the neighborhood aesthetic to achieve
a similar density as the proposed new split-lot project.
- Green Space: There is no publicly available plan for the proposed development. It remains
unclear if the plan maintains the neighborhood's green space percentage and required lot line
setbacks while preserving the look and feel of the Cooper Park Historic District.
-Procedural Concerns: Given the current code revisions and the absence of a Historic
Preservation Planner, I request a pause on this demolition to ensure the integrity of our historic
neighborhoods is protected.
Please do not approve this proposal for demolition and development.
