HomeMy WebLinkAbout25626 Post Notice NOTICE OF A NEIGHBORHOOD CERTIFICATE OF APPROPRIATENESS AND DEMOLITION This application is evaluated against the certificate of appropriateness criteria of section 38.230.080 of the Bozeman municipal code (BMC) and associated standards. Per 38.230.080.B, BMC, approval is granted if all criteria are met. The public may comment in writing regarding compliance of this application with the required criteria. Comments should identify the specific criteria of concern along with facts in support of the comment. Per 38.250.030.B, BMC, issues not raised during public comment period may not be raised on appeal. During the notice period the City will continue review for compliance with applicable regulations. Project Name: 320 N Montana NCOA/DEMO Application: 25626 Summary: A proposal to demolish an existing residence and construct a residence with an attached ADU. The height of the duplex is 34’-9”. Site improvements include a shared access drive with the property to the south. The site will undergo a boundary line adjustment in order to situate the lots as shown on the site plan. The property is located within the Neighborhood Conservation Overlay District but is not within a historic district. The property is considered a non-contributing element by the most recent historic inventory taken. The property is zoned R-2. On February 1, 2026, a new Unified Development Code went into effect, repealing and replacing Chapter 38 of Bozeman Municipal Code. Per 38.200.090., an application is under the regulations in effect at the time the application is deemed adequate.
