GRANT OF MUTUAL ACCESS EASEMENT
On this I$�' day of JUILI 2007, Intermountain Developers, Inc.,
GRANTOR, grants to James . Hruska, Lori L. Toren, and Amy & John L. Hruska,
GRANTEES, a 50'-wide mutual access easement across Lot 2A of Minor Subdivision
No. 358A, situated in the SE1/4 Section 26, T1S, R5E, P.M.M., City of Bozeman,
Gallatin County, Montana. Said easement is for the benefit and use of Lot 2B of Minor
U Subdivision No. 385A and is further depicted on attached Exhibit A.
The Grantor agrees that this easement is a covenant that shall run with the land, and
shall be for the benefit of and inure to the Grantee, their successors and assigns, their
agents, employees, tenants, and guests of tenants, and shall burden their respective
parcels, perpetually.
Upon development of Lot 2B, both parties agree to a mutual parking and access
easement and agreement that will allow the joint use of the parking spaces and direct
access between the drive aisles on Lots 2A and 2B, to be utilized by both lots.
