HomeMy WebLinkAbout26307 CC Public Hearing 7-14-2026 Short Term RentalsTuesday, July 14, 2026City Commission Short Term Rentals in RA district •Combining RS, R1, R2 in UDC affected Type 2 STRs •Type 2 used to be allowed in R2 but not RS or R1 •2 ordinance options for consideration tonight Short Term Rental in RA district Refresher re: Types •Type 1: Short term rental of one or more bedrooms in a host’s primary residence while the host is occupying the same dwelling unit for the entire short term rental period. •Type 2: Short term rental of a dwelling unit if the host is not occupying the dwelling unit during the entire short term rental period, including: •Type 2A: The host’s primary residence •Type 2B: Short term rental of an ADU on the same lot as the host’s primary residence, or of no more than one additional dwelling unit in the same building as the host’s primary residence. •Primary Residence: The dwelling unit a natural person occupies for a minimum of 70 % of the calendar year. A natural person can have only one primary residence. Substantial compliance with land use plan including: Criteria of Review Public Comment Recommendation •Community Development Board recommends Alternative 2 •Staff concurs with CD Board recommendation •No public comment has been received to date •However, City Commission received 16 public comments in April from Type 2 STR hosts Public Notice •Newspaper ads •Agendas, Community Development viewer •Commission authorization to pursue the amendments (May 12) Future Action(s) •If approved, Final Adoption on July 28th Recommended Motion: Having reviewed and considered the Project report, draft ordinances, public comment, recommendation from the Community Development Board, and all information presented, I hereby adopt the findings presented in the Short Term Rental project report for application 26307 and move to provisionally adopt {Ordinance Alternative 1 or Alternative 2}.
