NOTICE OF FINAL PLAT APPROVAL RESTRICTION
FOR TRACT B OF THE AAKER PHASE 1 SUBDIVISION
NOTICE IS HEREBY GIVEN to allpotentialpurchasers of land within Tract B of the
Aaker Phase 1 Subdivision,City of Bozeman,Gallatin County,Montana,thattheFinalPlat
of the subdivisionwas approved by the Bozeman City Commission without completion of on-
and off-siteimprovements requiredunder the Bozeman Municipal Code (BMC),as isallowed in
Chapter 38.270 of the BMC.As such,thisRestrictionisfiledwith the finalplatthatstipulates
that any use of thislotissubjectto furthersubdivision,and no development of thislotmust
occur untilallon-and off-siteimprovements arecompleted as requiredunder the BMC.
THEREFORE,BE ADVISED,thatBuilding Permits willnot be issuedforTract B ofthe Aaker
Phase 1 Subdivision,City of Bozeman,GallatinCounty,Montana untilallrequiredon-and off-
siteimprovements arecompleted and accepted by the City of Bozeman.No buildingrequiring
water or sewer facilitiesor other structuresmust be utilizedor constructedon thislotuntilthis
restrictionis lifted.This restrictionruns with the land and is revocable only by further
subdivision and the written consent of the City ofBozeman.
