Re: Laurel Meadows Subdivision Wetland Mitigation and Monitoring Plan – Wetland comments
and responses dated 4/3/26.
Mrs. Pearcy:
The City of Bozeman has reviewed the above noted wetland mitigation and monitoring plan and
the associated wetland delineation with the Laurel Meadows preliminary plat application #25779
in coordination with NAIAD, LLC. The City and NAIAD’s itemized responses to the January 27,
2026 response submitted is included in the City documents file and dated April 3,2026. The City
has determined through the course of the review that the preliminary plat wetland mitigation and
delineation(s) are generally acceptable as shown on the plat drawings. At this time, preliminary
plat adequacy is conditional of the following;
1. The applicant must enforce through final wetland mitigation, design and implementation a
1:1 mitigation ratio. If the mitigation ratio cannot be achieved with current area and
delineations as shown on the preliminary plat drawings, opportunities for functional units
to enhance the mitigated area should be implemented with final mitigation design and
reported at Stage 3 infrastructure design review to demonstrate compliance with the design
ratio.
2. The mitigation plan and specifications to be implemented, referred to the in the subject
report, must be re-submitted with the Stage 3 infrastructure design review, along with other
subdivision improvements for final comprehensive review.
3. The 5-year mitigated wetland performance monitoring plan and specifications to be
implemented, referred to the in the subject report, must be submitted with the Stage 9 Final
infrastructure review, along with other subdivision improvements for final comprehensive
review.
4. The applicant is notified that the parks and landscaping plans submitted with the
preliminary plat application are subject to further review with Stage 3 infrastructure design
review.
In accordance with our policy, City of Bozeman final preliminary plat approval will not be given
until the project plans have successfully completed the City's review process and written approval
for the project is received from the planning and community development director.
