Urgent For Review Please Comment Please Reply For Your Use The purpose of this memo is to verify the following information for Lots 2 and 3, Block 5 of the Nelson Meadows Subdivision: 1. Wetlands delineated during the subdivision approval are still accurate and representative of current site conditions, and 2. Mapped wetland boundaries remain valid. As noted earlier in an email to the client, accurate wetland boundaries cannot be determined in the month of March. The information in this memo represents basic observations of on-the- ground conditions. Project History The subject property was delineated for the presence and extent of wetlands and waterways in July 2018. No wetlands were delineated on Lots 2 and 3 of Block 5 during July 2018. The following aquatic features were delineated within an open space area east of Lot 3 of Block 5: • Ordinary high-water mark of Cattail Creek • Emergent wetland fringe to Cattail Creek The wetland fringe represented a narrow swath around Cattail Creek. The remaining property was a hayed field. March 2026 A Morrison-Maierle Qualified Wetland Professional visited the site on March 4, 2026. The property was observed during seasonally inappropriate conditions to perform an accurate aquatic feature delineation. Due to the seasonal constraints, the following basic observations were made during the field visit: 2 Wetland Recertification – Lots 2 and 3, Block 5 Nelson Meadows 1. The field scientist walked a conservative approximate wetland line within the Open Space Tract east of Lot 3 Block 5. The line was based on topography and identification of the last growing season’s vegetation remnants. This line was collected on a handheld GPS with resource-grade accuracy. 2. The new line was compared to the previous delineation boundary using ArcPro. The new line varied between 6 feet outside of the boundary to 2 feet within the boundary of the 2018 delineation. 3. The bed of Cattail Creek was completely dry. 4. Stormwater Tract 1 located north of Lot 3 and approximately 2 to 3 feet lower than the adjacent property was completely dry and had little to no signs of remnant wetland vegetation. Conclusion Based on the information presented above, it is reasonable to assume: 1. There are no wetlands on Lots 2 and 3 of Block 5 of Nelson Meadow Subdivision. 2. The current wetland boundary within the eastern open space tract is in a similar location to where it was delineated in 2018.
