RE: Ursus Major – Lot 2A, Block 5, Nelson Meadows Subdivision - Traffic Memo
To whom it may concern:
The purpose of this memo, at the request of the City of Bozeman, is to address the additional traffic
generated from the proposed above-mentioned project and compare to the estimated traffic generated
from the underlying subdivision, Nelson Meadows.
For this analysis, the traffic impact study for the underlying subdivision prepared by Morrison Maierle (Traffic
Impact Study Park Place Industrial Park, June 2018) was utilized. Table 2 of this report (shown below)
provides an overall calculation summary of the trip generation for the subdivision.
According to the Traffic Impact Study, the values in the table above were calculated using trip generation
rates found in Trip Generation, 10th Edition by the ITE. The number of units used in this calculation is
estimated based on a percentage of overall property square footage. Utilizing the same methodology for the
subject property, the gross floor area anticipated for Lot 2A, Block 5 is as follows:
Lot Area (Lot 2A) = 211,963 SF
Buildable Area = (93%) x (Lot Area) = 197,126 SF
Anticipated Gross Floor Area = (20%) x (Buildable Area) = 39,425 SF
Using the anticipated gross floor area for Lot 2A as a fraction of the total subdivision, the estimated trip
generation values are as follows:

The actual proposed gross floor area for the project site is approximately 80,000 SF. As such the trip
generation values were updated using the same ratios in the table below:
This ratio is comparable to that of an updated Trip Generation, 12th Edition by ITE in which the values are as
follows:
As shown in comparing the above tables, the estimated values calculated using Trip Gen 12th Edition show a
lesser total weekday trips but a higher AM and PM peak compared to what was originally anticipated in the
original 2018 study. It is our understanding, however, that the warrants for the traffic signal at the Nelson
Road and Frontage Road intersection have already been met with prior development within the subdivision
and this signal is currently in the process of being installed.
