The property was recently rezoned to B-2M, which supports and encourages commercial development. Due to the permitted land uses in this zoning and the subdivision’s location, commercial land uses are anticipated. These uses typically require larger lot sizes, which in turn necessitate longer block lengths. The site is also bounded by arterial and collector roadways, which require approach spacing in accordance with City access management standards. This further limits the number of street intersections and reinforces the need for larger block lengths in this case. Furthermore, proposed Lot B is a restricted remainder lot subject to subsequent subdivision review(s) prior to any development. Block length requirements of the Lot B property will be addressed at the time of the future subdivisions. These conditions collectively support a deviation from the standard block length requirement. The proposed block lengths of developable lots do not exceed the maximum length of 1,320 feet, which is stated as the absolute maximum block length which can in no case be exceeded as outlined in BMC Section 38.410.040.B.
