A description of how the proposed subdivision advances the adopted growth policy. The proposed subdivision supports several key goals of the City of Bozeman's adopted Growth Policy, particularly those related to efficient land use, infrastructure utilization, and strategically located development. Land Use Goal 1 of the Growth Policy encourages the City to concentrate development in areas where a full range of services are available, thereby supporting fiscally efficient delivery of public services. Sub-policy LU1-7 specifically promotes “development in areas already served or planned to be served by utilities and public services.” This subdivision is surrounded on all sides by existing public infrastructure, including paved streets and water and sewer mains. Subdividing this property allows for efficient use of existing public infrastructure and supports development in an area already well-integrated into Bozeman’s service network. This subdivision establishes the foundation for future improvements that will enhance connectivity of both roadways and pedestrian systems. Due to its central location, adjacent to residential neighborhoods, commercial hubs, and key public services, the project offers a strategic opportunity for efficient, infrastructure- supported development in direct alignment with Land Use Goal 1. Land Use Goal 2 encourages residential development in areas zoned or planned for such use, recognizing the importance of locating housing near infrastructure, community facilities, and services. The subject property is currently bordered by a mix of residential and commercial developments and has an active zone map amendment application to rezone the area to B-2M, which allows for a mix of residential and commercial land uses. This zoning will enable a range of future development opportunities. For example, Lot A is anticipated to include a multi-family residential development, which will be formally submitted in a future application. Subdividing the land is a foundational step toward advancing the connection between housing, services, and infrastructure, which aligns with Land Use Goal 2. In summary, this subdivision supports Bozeman’s growth objectives by encouraging infill development, optimizing use of infrastructure. By concentrating new development within an already serviced area, the project aligns with the City’s goals for efficient service delivery, and sustainable urban growth.
