31 - Non-Municipal Utilities
Please see the response below to the items in Section 38.220.060 – Additional Subdivision
Preliminary Plat Supplements in the Bozeman Municipal Code.
Non-municipal utilities. The developer must submit a copy of the preliminary plat to all relevant
utility companies. With the preliminary plat, the developer must provide written documentation
of the following:
a. Affected Utilities. Indicate which affected utilities the subdivision plat has been submitted to
for review and include a copy of responses.
b. The developer must provide a written statement from the utility companies that the proposed
subdivision can be provided with service.
c. Non-municipal utility locations shall be coordinated with locations of municipal utilities.
Non-municipal entities were contacted to verify the feasibility of their services for the
subdivision including gas, electricity, and internet. A copy of the subdivision layout was
provided to Spectrum and Northwestern Energy for verification that their services could be
provided to the lots in the future. Both companies deemed their services feasible to serve
the subdivision. Please see the Correspondence with Non-Municipal Entities included in this
section. Please also see the Spectrum Will Serve Letter and Northwestern Energy Will Serve
Letter provided by the respective entities.

Hi Ed,
I am an engineer at WWC working on a subdivision here in Bozeman, MT. The project is located just north of
Baxter Lane, south of Cattail Street, east of Thomas Drive, and west of North 19th Avenue. We are soliciting
comments to verify that utility services can be provided to these lots in the future. I have attached a vicinity
map to show the location of the property and preliminary subdivision layout to show the location of the
proposed lots on the property. Please let me know if you can serve these lots in the future or if you see any
issues.

Hi Kory,
WWC is in the process of compiling the Preliminary Plat application for the Gallatin Center Subdivision. This
job is located just north of Baxter Lane, west of North 19th Ave, east of Thomas Drive, and south of Cattail
Street. Attached above is the existing conditions sheet which shows the location of the power lines existing .
Also attached is a phasing plan that shows the location of the future roadway improvements. This plan is only a
preliminary layout at this time. The 5-lot subdivision will be divided by the proposed roadways.

Per section Bozeman Municipal Code 38.220.060 – Documentation of compliance with adopted
standards, #12 – Non-Municipal Utilities. We are reaching out to receive comments from NW Energy on
providing power and gas to these proposed lots, and any other utility lines that might be of a concern.
Please provide a response on your thoughts/concerns. We will submit an application through NW Energy in the
future to get the lines installed.

Location: Gallatin Center, Bozeman MT
Thank you for your interest in receiving Charter service. The purpose of this letter
is to confirm that the Property is within an area that Charter may lawfully serve.
However, it is not a commitment to provide service to the Property. Prior to any
determination as to whether service can or will be provided to the Property,
Charter will conduct a survey of the Property and will need the following
information from you:
- Exact site address and legal description
- Site plans, blueprints, plat maps or any similar data
- The location of any existing utilities or utility easements
- Breaking ground date
- Crossing date
- Joint trench date
- Joint trench contractor
- Expected 1st move-in date
Upon receipt, a Charter representative will be assigned to you to work through
the process. Ultimately, a mutually acceptable service agreement for the
Property will be required and your cooperation in the process is appreciated.

Dear Joselyn,
Northwestern Energy is willing and able to provide natural gas and electric service to Lot 3 in Minor SUB
210, S35, T01 S, R05 E for Gallatin Center Subdivision in the City of Bozeman. These services can be
provided in accordance with applicable Montana Public Services rules and regulations and the current
Northwestern Energy tariff schedule. Please note that the natural gas and electric infrastructure is west
of the property, Baxter Ln. and at the northwest corner of Rawhide and 19th Ave.
Northwestern Energy shall determine the locations of all transformers, underground lines and equipment
to provide for maintenance and installation. These facilities shall be located on front lot lines in a
minimum 10’ wide utility easement.
Please call or email me if you have any questions or concerns at 406-224-0211. Also, we require having
a copy of the approved plat of this proposed area prior to providing a cost to bring in these services. If
installation is required prior to approval of the plat, it will be your responsibility to keep us informed of
any changes which would alter our utility design and installation. To request a cost estimate we would
also require a signed application for new service along with an electronic layout of the subdivision.
