HomeMy WebLinkAbout025 WildlifeGallatin Center Subdivision Preliminary Plat Application 25 - Wildlife The department of Fish, Wildlife, and Parks (FWP) has been contacted via email to evaluate the site. Please note that Fish, Wildlife, & Parks were contacted during the Pre-application stage of the subdivision process so the layout they were given may not match the subdivision layout found elsewhere in the submittal. The FWP’s comments, however, were based on the site as a whole and were not dependent on a particular layout. Please see the FWP Correspondence included in this section. The letter from FWP stated that there are no fish and wildlife concerns for the subdivision. FWP was contacted again to provide any additional comments with the Preliminary Plat stage requirements. Phone correspondence with Jen Smitham confirmed that the letter provided by FWP with the Pre-Application holds true for the remainder of the subdivision process. Please see the responses below to the items outlined in Section 38.220.060.A.6 in the Bozeman Municipal Code. a. Species. Describe any endangered species of concern which use the area affected by the proposed subdivision. Fish, Wildlife, and Parks did not identify any endangered species of concern. b. Critical areas. Identify on a plat overlay of the proposed subdivision any known critical, significant or “key” wildlife areas, such as big game winter range, waterfowl nesting areas, habitat for rare or endangered species or wetlands. Fish, Wildlife, and Parks did not identify any critical areas within the subdivision. c. Public access. Describe the effects on public access to public lands, trails, hunting or fishing areas. The subdivision is surrounded by developed properties. Hunting or fishing areas are not located near the subdivision. Public lands and trails located near the subdivision will have increased public access once subdivision improvements are constructed. d. Protective measures. Describe any proposed measures to protect or enhance wildlife habitat or to minimize degradation (e.g., keeping building and streets back from shorelines, setting aside wetlands as undeveloped space). Protective measures to preserve the existing wetlands were considered with the proposed improvements. Existing permitted crossings will be utilized wherever possible to avoid any unnecessary impacts to the wetlands. Buildings proposed with future development will be beyond required setbacks. Gallatin Center Subdivision Preliminary Plat Application e. Discussion of impact; documentation. The developer must discuss the impact of the proposed development on fish and wildlife with the state department of fish, wildlife, and parks (FWP). With the preliminary plat application, the developer must provide written documentation from FWP that; (1) Verifies that FWP has reviewed the proposed plat; (2) Lists any FWP recommendations; and (3) Outlines any mitigation planned to overcome adverse impacts. FWP was contacted to provide comment on any wildlife concerns during the Pre- Application stage. A copy of the lot layout with planned improvements was provided to FWP at this time. FWP provided a letter stating that there are no fish and wildlife concerns for the subdivision. This correspondence is included in this section, as well section 5 – Pre- App Information. 25 – Wildlife FWP Correspondence 1 Joselyn Hartwig From:Smitham, Jen <JSmitham@mt.gov> Sent:Wednesday, April 2, 2025 9:20 AM To:Joselyn Hartwig Cc:Lindsey, Deb Subject:Gallatin Center Subdivision Attachments:WWC Gallatin Center Subdivision.pdf WARNING: This email originated from an external sender. A Sketch Map of the subdivision is attached to better show the location of the subject property. One of the pre-application requirements is to have a local FWP biologist provide the following: “Describe key wildlife habitat issues associated with proposed subdivision, consideration of fish and wildlife resources, and early planning suggestions (Designated species of concern, potential impacts on wildlife and wildlife habitat) from local FWP field biologists.” Let me know if you can provide this documentation or if you have any questions.
