15 - Waivers
City of Bozeman staff has not supported any waivers for this submittal requested with the pre-
application. Correspondence with the City of Bozeman occurred to further clarify the submittal
expectations for certain items. A summary of the correspondence is shown below:
Floodplains:
Correspondence with Lance Lehigh took place and determined that a detailed
justification of the low risk of flooding on the property could be included in this
section. This justification was included in the initial submittal of this application.
Further correspondence with the City has indicated that additional flood study
information is required. A full flood study has been performed and the report is
included in section 021-Floodplains in this submittal.
Landscaping:
Correspondence with Brian Krueger and Matthew Lee confirmed that boulevard
landscaping will not be required with the subdivision improvements. Subsequent
site plan applications submitted for future development of the lots will be required
to include landscaping plans which will encompass adjacent street boulevards.
Lighting Plan:
Correspondence with Brian Krueger confirmed that a lighting plan will not be
necessary for the proposed extension to Rawhide Ridge Road. Because the
roadway extension is classified as a local street, and North 27th Avenue
improvements will account for lighting on the proposed intersection, no lighting is
proposed for the extension of Rawhide Ridge Road.
Lighting requirements for the proposed improvements along Cattail Street will be
evaluated with the infrastructure application.
