Inspect the facility inspection ports, isolator row, and outlet structures every six (6) months, and additionally after any major storm event producing 0.5 inches or greater of precipitation. B. Remove sediment whenever accumulation exceeds twenty percent (20%) of the detention facility or isolator row depth. C. Clean the detention facility, isolator row, and associated manholes using vacuuming, jetting, or other approved methods in accordance with manufacturer instructions. D. Maintain clear and unobstructed access to all inspection ports and manholes at all times. E. Expected Design Life: 100 years for structural components, assuming proper installation, soil conditions, and regular maintenance. F. Replacement Schedule: Structural components should be evaluated every 5 to 10 years. Major rehabilitation or replacement should be planned based on observed corrosion, deformation, or reduced hydraulic capacity. G. Planned Replacement Cost: · 25,000 cubic feet × $12.50 per cubic foot = $312,500. H. Recurring Operation & Maintenance: · 2 inspections/year × $1,200 per inspection = $2,400/year · Sediment removal & cleaning (biannual) = $3,000/year · Total annual recurring cost: $5,400/year Surface Inlets, Pipes, and Water Quality Facility A. Inspect structures annually and additionally after major storm events producing 0.5 inches or greater of precipitation. B. Remove debris, litter, leaves, and sediment that block inlets or flow paths. C. Remove sediment by hand or vacuum when buildup impedes flow. D. Expected Design Life: 50 years for inlet structures, pipes, and water quality facility, assuming regular maintenance. E. Replacement Schedule: Replace or repair inlets when sediment accumulation, erosion, or structural damage reduces performance. Typically, this occurs every 50 years depending on site conditions. F. Planned Replacement Cost: · Inlets: 10 shared units × $2,500 each = $25,000 · Pipes: 600 LF shared pipe × $75 per LF = $45,000 · Water Quality Facility: 1 shared unit × $75,000 each = $75,000 G. Recurring Operation & Maintenance: · Inlets: 10 units × $200 per unit annually = $2,000/year · Pipes: 600 LF × $1 per LF annually (flushing/inspection) = $600/year · Water Quality Facility: 1 unit × $1,500/year for maintenance and cleaning · Total annual recurring cost: $4,100/year General Recordkeeping A. Maintain inspection and maintenance records for the useful life of the Shared Stormwater Facilities. B. Records shall be made available to the City of Bozeman upon request. Responsibility and Enforcement A. Each Owner shall ensure that maintenance is performed and that its share of costs is reimbursed in accordance with the CCRs. B. Owners shall budget for both recurring operation and maintenance costs, and long-term replacement costs, in accordance with the expected design life of system components.
