GENERAL REQUIREMENTS FOR ELECTRICAL SYSTEMS
• BUILDING CODE STANDARDS: ELECTRICAL INSTALLATIONS SHALL COMPLY WITH ALL CURRENLTY ADOPTED STATE AND LOCAL
AHJ BUILING CODE STANDARDS AND AMENDMENTS. APPLICABLE BUILDING CODES INCLUDE BUT ARE NOT LIMITED TO, NFPA 70
NATIONAL ELECTRICAL CODE(NEC), INTERNATIONAL BUILDING CODE(IBC), INTERNATIONAL FIRE CODE(IFC), INTERNATIONAL
EXISTING BUILDING CODE(IEBC), INTERNATIONAL ENERGY CONSERVATION CODE(IECC), NFPA 30, NFPA 37, NFPA 70E, NFPA 101,
NFPA 110, AND ALL OTHER APPLICABLE INTERNATIONAL, NFPA, AND IEEE STANDARDS. CONTRACTOR IS FULLY RESPONSIBLE FOR
FOLLOWING ALL APPLICABLE CODES AND STANDARDS, AS WELL AS ALL LOCAL ADDENDUM TO THOSE CODES AND STANDARDS,
WHETHER SPECIFICALLY LISTED ON THESE DRAWINGS OR NOT.
• LISTINGS: ALL EQUIPMENT, MATERIALS, AND PRODUCTS SHALL BE LISTED, LABELED, OR CERTIFIED BY A NATIONALLY
RECOGNIZED TESTING LABORATORY(NRTL) TO MEET UNDERWRITERS LABORATORIES, INC. (UL), STANDARDS WHERE TEST
STANDARDS HAVE BEEN ESTABLISHED. LISTED EQUIPMENT, MATERIALS, AND PRODUCTS SHALL BE APPROVED BY AHJ WHERE
REQUIRED.
• SUBMITTALS: CONTRACTOR SHALL PROVIDE SUBMITTALS FOR THE FOLLOWING LIST OF ITEMS WHERE APPLICABLE.
CONDUCTORS, GROUNDING SYSTEM CONNECTORS AND CONDUCTORS, LIGHTING CONTROL DEVICES AND LIGHTING CONTROLS
SHOP DRAWINGS, LIGHTING FIXTURES, RACEWAYS, SWITCHBOARDS, PANELBOARDS, TRANSFORMERS, WIRING DEVICES AND
DEVICE PLATES, ENCLOSED SWITCHES, CONTACTORS, EQUIPMENT AND DEVICE LABELING, FIRE ALARM SYSTEM, FIRE ALARM
DEVICES, FIRE ALARM SHOP DRAWINGS, AND FIRE STOPPING MATERIALS. LIGHTNING PROTECTION SYSTEMS WHERE
APPLICABLE.
• SUBSTITUTIONS: ENGINEER WILL ACCEPT SUBSTITUTIONS FOR ANY LIGHT FIXTURE, DEVICE, OR EQUIPMENT IF SUBSTITUED
ITEMS ARE FROM A REPUTABLE AND NATIONALLY RECOGNIZED MANUFACTURER. SUBSTITUTIONS SHALL MEET DRAWINGS
DESIGN INTENT AND SHALL BE SUBMITTED TO ENGINEER FOR APPROVAL PRIOR TO PURCHASE AND INSTALLATION OF ITEMS.
SUBSTITUTIONS SHALL BE SUBMITTED TO ARCHITECT AND OWNER FOR APPROVAL WHERE APPLICABLE.
• IT IS ABSOLUTELY NECESSARY FOR ALL TRADES INVOLVED TO COORDINATE WITH EACH OTHER AND VERIFY THAT THERE ARE
NO CONFLICTS IN LOCATION OF DUCTS, CONDUITS, DIFFUSERS, BOXES, AND OTHER ITEMS THROUGHOUT THIS PROJECT
BEFORE FINAL PLACEMENT OF MATERIALS.
• ELECTRICAL CONTRACTOR IS RESPONSIBLE FOR ALL CUTTING OF FLOORS, WALLS, CEILINGS, AND ROOFS TO PERFORM THE
REQUIRED WORK DEPICTED IN THESE DOCUMENTS. THE CONTRACTOR IS RESPONSIBLE FOR ALL PATCHING OF HOLES TO THE
SATISFACTION OF THE ARCHITECT/ENGINEER.
• CONTRACTOR IS RESPONSIBLE FOR THE REMOVAL OF ALL ABANDONED CONDUIT, WIRING AND UNUSED ELECTRICAL
EQUIPMENT.
• SITE CONDITIONS: CONTRACTOR SHALL VISIT THE SITE TO EVALUATE SITE CONDITIONS. INFORM ARCHITECT/ENGINEER OF ANY
SITE CONDITIONS THAT WOULD AFFECT THE CONSTRUCTIONS BEFORE PLACING BID. ADD ALL COST ASSOCIATED WITH
ADVERSE CONDITIONS IN THE BUD PROPOSAL. PLACING BID SHALL INDICATE THAT THE CONTRACTOR HAS VISITED THE SITE
AND FOUND NO ISSUES THAT WOULD AFFECT THE CONSTRUCTION OF THE PROJECT OR HAS REPORTED CONDITIONS AND
PROVIDED COST THAT WOULD TO CORRECT ADVERSE CONDITIONS.
• EXISTING ELECTRICAL CONDITIONS: WHERE APPLICABLE, ELECTRICAL THAT IS EXISTING TO REMAIN OR MARKED FOR
DEMOLITION IS NOTED ON DRAWINGS. ALL NEW ELECTRICAL AND EXISTING TO REMAIN ELECTRICAL SHALL BE FULLY OPERABLE
AT PROJECT COMPLETION.
• ELECTRICAL INSTALLATIONS IN SEISMIC ZONES SHALL COMPLY WITH IBC AND ASCE 7 REQUIREMENTS. REFER TO SEISMIC
CONTROLS FOR ELECTRICAL INSTALLATIONS.
• FIRE RATED ASSEMBLIES: REFER TO ARCHITECTURAL DRAWINGS FOR FIRE RATED ASSEMBLY LOCATIONS. ELECTRICAL
INSTALLATION SHALL MEET OR EXCEED THE FIRE RATED ASSEMBLY FIRE RATING AND SHALL NOT COMPROMISE THE FIRE RATED
ASSEMBLY FIRE RATING. FIRESTOPPING PRODUCTS SHALL BE LISTED TO MEET THE EXACTING CRITERIA OF UL 1479 AND
TIME/TEMPERATURE REQUIREMENTS OF UL 263. PRODUCTS THAT ARE UL 1479 LISTED AND MEET UL 263 REQUIREMENTS SHALL
BE AHJ APPROVED FIRE STOPPING MATERIALS AND PRODUCTS. ALL PRODUCTS AND INSTALLATIONS SHALL BE TESTED AND
MEET OR EXCEED ASTM AND UL LISTINGS WHERE REQUIRED. MANUFACTURER 3M FIRE PROTECTION PRODUCTS OR EQUAL. FIRE
STOPPING PRODUCTS SHALL BE INSTALLED PER MANUFACTURER REQUIREMENTS. PROVIDE AND INSTALL FIRE BARRIER
MOLDABLE PUTTY PADS ON THE BACK OF ALL ELECTRICAL DEVICE JUNCTION BOXES AND FITTINGS INSTALLED IN FIRE RATED
WALLS OR FIRE RATED ASSEMBLIES TO MAINTAIN ASSEMBLY FIRE RATINGS AS INDICATED ON ARCHITECTURAL DESIGN
DOCUMENTS BY OTHERS. PENETRATIONS THROUGH FIRE RATED ASSEMBLIES SHALL BE SEALED USING FIRE BARRIER SEALANT
OR MOLDABLE PUTTY. CONDUITS PENETRATING FIRE RATED ASSEMBLY SHALL BE FILLED WITH FIRE BARRIER SEALANT, AND
PENETRATIONS IN FIRE RATED ASSEMBLIES SHALL BE FILLED WITH FIRE BARRIER SEALANT. USE FIRE BARRIER PASS-THROUGH
DEVICES WHERE APPLICABLE.
• SOUND INSULATED WALLS AND CEILINGS: PROVIDE ACOUSTICAL PUTTY PADS ON BACK OF ALL RECESSED ELECTRICAL BOXES.
PUTTY PADS UL LISTED FOR METAL OR NONMETALLIC BOXES. SEAL ALL PENETRATIONS WITH UL LISTED ACOUSTIC SEALANT.
SEALANT AND PUTTY PADS SHALL MAINTAIN ACOUSTICAL RATINGS PER ASTM C 919 AND ASTM E 497 AND SHALL BE LISTED FOR
INTENDED PURPOSE. ADDITIONALLY, PUTTY PADS AND SEALANT SHALL BE UL LISTED AS A FIRE BARRIER. REFER TO FIRE RATED
ASSEMBLIES SPECIFICATIONS FOR UL 1479 AND UL 263 LISTINGS AS A FIRE BARRIER.
• PLENUM SPACES: ELECTRICAL DEVICES, WIRES, CABLES, CABLE TIES, NONMETALLIC ELECTRICAL AND ACCESSORIES INSTALLED
EXPOSED IN SPACES USED FOR ENVIRONMENTAL AIR (ONLY WHERE SPECIFICALLY PERMITTED): PLENUM RATED, LISTED AND
LABELED AS SUITABLE FOR USE IN RETURN AIR PLENUMS. OTHERWISE, METAL RACEWAYS, MC CABLE WITHOUT NONMETALLIC
JACKET, METAL WIREWAYS, METAL ENCLOSURES SHALL BE PROVIDED FOR NON-PLENUM RATED DEVICES, WIRES, CABLES IN
SPACES USED FOR ENVIRONMENTAL AIR. PLENUM RATING FOR NM CABLE NOT REQUIRED FOR PERPENDICULAR PENETRATIONS
THROUGH JOIST OR STUD SPACES OF DWELLING UNITS WHEN CABLE PENETRATIONS ARE SEALED WITH APPROVED
FIRESTOPPING MATERIALS.
• ARC-FAULT CIRCUIT-INTERRUPTER PROTECTION(AFCI): WHERE REQUIRED TO COMPLY WITH NFPA 70(NEC) FOR DWELLING UNITS,
DORMITORY UNITS, AND OTHER OCCUPANCIES. AFCI DEVICES SHALL BE UL 1699 LISTED. ALL BRANCH CIRCUITS REQUIRED TO BE
AFCI PROTECTED SHALL HAVE A LISTED COMBINATION-TYPE AFCI SUPPLY CIRCUIT BREAKER AT THE PANELBOARD. AFCI
PROTECTED BRANCH CIRCUITS SHALL NOT EXCEED 50 FEET TO THE FIRST OUTLET BOX FOR #14 AWG CONDUCTOR, AND 70 FEET
FOR #12 AWG CONDUCTOR. AN AFCI RECEPTACLE MAY BE PROVIDED AT THE FIRST OUTLET BOX IN ADDITION TO THE AFCI
RATED BRANCH CIRCUIT SUPPLY CIRCUIT BREAKER.
• GROUND-FAULT CIRCUIT INTERRUPTER FOR PERSONNEL(GFCI): A UL LISTED GFCI DEVICE SHALL BE PROVIDED FOR ALL
LOCATIONS AS REQUIRED BY ELECTRICAL CODE. THE GFCI DEVICE SHALL BE LOCATED IN AN ACCESSIBLE LOCATION AND BE UL
943 CLASS A LISTED TO GFI PROTECTION TO TRIP AT 4 TO 6 MILLIAMPERES. THE GFCI DEVICE MAY BE A GFCI SUPPLY CIRCUIT
BREAKER OR GFCI RECEPTACLE.
• OVERCURRENT PROTECTION DEVICES RATED 1200A OR MORE: COMPLY WITH REQUIREMENTS OF NEC 240.67 OR 240.87 FOR ARC
ENERGY REDUCTION. PROVIDE TESTING AND DOCUMENTATION REQUIRED IN PARTS A AND C OF 240.67 AND 240.87 FOR
ENGINEERING REVIEW PRIOR TO AHJ INSPECTIONS. SOLICIT THE SERVICES OF ELECTRICAL EQUIPMENT VENDOR FOR THE
REQUIRED TESTING.
LOW-VOLTAGE ELECTRICAL POWER CONDUCTORS AND CABLES
• MATERIAL: SOLID COPPER FOR NO. 10 AWG AND SMALLER, STRANDED COPPER FOR NO. 8 AWG AND LARGER.
• CONDUCTORS IN RACEWAY: SHALL BE TYPE THHN/THWN-2, SINGLE CONDUCTORS.
• CONCEALED IN CEILINGS AND WALLS: TYPE THHN/THWN-2, SINGLE CONDUCTORS IN RACEWAY.
• TYPE METAL-CLAD(MC) CABLE: ALLOWED FOR INDOOR DRY LOCATION DEVICE BRANCH CIRCUITS AND WHERE NOT EXPOSED TO
DAMAGE. INSTALLATION SHALL COMPY WITH BUILDING CONSTRUCTION TYPE AND LOCAL AHJ REQUIREMENTS.
• TYPE METAL CLAD PVC JACKETED(MC-PVC) CABLE: ALLOWED FOR INDOOR DAMP OR WET LOCATION DEVICE BRANCH CIRCUITS
AND WHERE NOT EXPOSED TO DAMAGE. INSTALLATION SHALL COMPY WITH BUILDING CONSTRUCTION TYPE AND LOCAL AHJ
REQUIREMENTS. CABLE SHALL BE LISTED FOR USE IN WET LOCATIONS AND SUNLIGHT RESISTNAT.
• TYPE NONMETALLIC-SHEATHED BUILDING(NM-B) CABLE: ALLOWED ONLY FOR RESIDENTIAL INSTALLATIONS WHERE COMPLYING
WITH CONSTRUCTION TYPE. NM-B CABLE SHALL HAVE OUTER COVERING THAT IS IS FLAME RETARDANT AND MOISTURE
RESISTANT. NM-B CABLE MAY BE USED IN MULTI-FAMILY DWELLING RESIDENTIAL INSTALLATIONS OF CONSTRUCTION TYPES III,
IV, AND V UNLESS PROHIBITED BY LOCAL AHJ.
• PLENUM SPACES: CONDUCTORS AND CABLES INSTALLED EXPOSED IN SPACES USED FOR ENVIRONMENTAL AIR (ONLY WHERE
SPECIFICALLY PERMITTED): PLENUM RATED, LISTED AND LABELED AS SUITABLE FOR USE IN RETURN AIR PLENUMS.
• EQUIPMENT GROUNDING CONDUCTORS: ALL MULTI-CONDUCTOR CABLES AND CONDUCTORS IN RACEWAY SHALL HAVE A
SEPARATE EQUIPMENT GROUNDING CONDUCTOR. MULTI-CONDUCTOR CABLES SHALL HAVE GREEN INSULATED GROUND
CONDUCTOR.
• SUBSTITUTIONS: SHALL BE SUBMITTED TO ENGINEER FOR APPROVAL AND MEET ALL REQUIREMENTS OF NEC AND LOCAL AHJ
REQUIREMENTS.
GROUNDING AND BONDING FOR ELECTRICAL SYSTEMS
• PERMANENTLY AND EFFECTIVELY GROUND ALL METALLIC CONDUITS, SUPPORTS, AND CABINETS. PANELBOARDS AND SYSTEM
GROUNDING NEUTRAL. MAINTAIN CONTINUITY OF EQUIPMENT GROUND THROUGHOUT THE SYSTEM. GROUND CLAMPS SHALL BE
APPROVED TYPE, SPECIFICALLY DESIGNED FOR GROUNDING AND LISTED FOR DIRECT BURIAL IF APPLICABLE.
• SERVICE GROUNDING CONNECTIONS TO AN UFER(CONCRETE-ENCASED ELECTRODE), THE WATER SERVICE, BUILDING STEEL,
AND (2) SUPPLEMENTAL GROUND RODS SHALL BE PROVIDED AT A MINIMUM. OTHER GROUNDING ELECTRODES, INCLUDING FIRE
SUPPRESSION SERVICE AND GAS SERVICE, SHALL BE CONNECTED TO GROUNDING SYSTEM WHERE APPLICABLE.
• WHERE GROUNDING CONDUCTOR IS ENCLOSED IN CONDUIT, GROUND CLAMP SHALL BE OF A TYPE WHICH GROUNDS BOTH
CONDUCTOR AND CONDUIT. ALL CIRCUITS SHALL INCLUDE A SEPARATE GROUND WIRE SIZED IN ACCORDANCE WITH NEC

OR OTHER SPECIFIED LOCATION AS REQUIRED BY COMMUNICATIONS PROVIDER. CONNECT IBTB GROUNDING BAR WITH #6 AWG

FIRE DETECTION AND ALARM
1. DESCRIPTION: ADDRESSABLE SYSTEM, WITH MULTIPLEXED SIGNAL TRANSMISSION, DEDICATED TO FIRE-ALARM SERVICE ONLY.
FIRE ALARM CONTROL PANEL(FACP) SHALL BE LOCATED IN FIRE RISER ROOM OR ELECTRICAL ROOM(IF THERE IS NOT A FIRE
RISER ROOM.) SYSTEM SHALL BE PROVIDED WITH A FIRE ALARM ANNUNCIATOR PANEL(FAAP) AT ENTRY TO BUILDING. FACP AND
FAAP INSTALLATIONS SHALL BE APPROVED BY AHJ. PROVIDE FACP WITH SURGE SUPPRESSION DEVICE AND POWER
CONDITIONER/VOLTAGE REGULATOR.
2. DESIGN AND DRAWINGS: DESIGNED BY LEVEL 4 DESIGNER, INSTALLED BY LEVEL 2 TECHNICIAN. SHOP DRAWINGS SHALL BE
SUBMITTED TO ARCHITECT, ENGINEER AND AHJ FOR REVIEW AND APPROVAL PRIOR TO PURCHASE AND INSTALLATION OF
SYSTEM.
3. STANDARDS: SHALL COMPLY WITH ALL APPLICABLE SECTIONS OF THE NFPA 72 NATIONAL FIRE ALARM CODE, IBC, AND NFPA 101.
4. CONTROL PANEL: FLUSH-MOUNTED FRONT-OF-HOUSE LOCATIONS AND SURFACE MOUNTED IN BACK-OF-HOUSE LOCATIONS.
FIELD-PROGRAMMABLE, MICROPROCESSOR-BASED, MODULAR, POWER-LIMITED DESIGN WITH ELECTRONIC MODULES,
COMPLYING WITH UL 864 AND LISTED AND LABELED BY AN NRTL.
5. NOTIFICATION/OUTPUT DEVICES: HORN/STROBES AND STROBES SHALL HAVE ADJUSTABLE OUTPUT LEVEL SETTINGS, AND
SHALL COMPLY WITH THE AMERICANS WITH DISABILITIES ACT (ADA) REQUIREMENTS. FIRE ALARM SYSTEM SHALL CONTROL
SHUNT TRIP BREAKERS FOR EQUIPMENT UNDER KITCHEN HOODS, FIRE SMOKE DAMPERS, REQUIRED MECHANICAL EQUIPMENT,
FIRE RATED DOOR HOLDS, AND ELEVATOR POWER SHUNT TRIP BREAKER WHERE REQUIRED.
6. INITIATING/INPUT DEVICES: HEAT DETECTORS, SMOKE DETECTORS, DUCT SMOKE DETECTORS, MANUAL PULL-STATIONS, FIRE
SMOKE DAMPERS, KITCHEN HOODS, ELEVATOR CONTROLS. NOT LESS THAN (1) MANUAL PULL STATION SHALL BE PROVIDED AT A
24/7 ATTENDED LOCATION AND/OR AN AHJ APPROVED LOCATION.

8. SUBMITTALS: INCLUDING ALL DRAWINGS, COMPONENT DATASHEETS, AND CALCULATIONS TO: THE AHJ, ARCHITECT, AND
ENGINEER FOR APPROVAL.
9. CARBON MONOXIDE ALARMS: CARBON MONOXIDE ALARMS SHALL BE PROVIDED ON THE CEILING OF THE ROOM CONTAINING
FUEL BURNING EQUIPMENT. CARBON MONOXIDE ALARM BE LOCATED ELSEWHERE IF ALLOWED BY IBC. CARBON MONOXIDE
ALARMS SHALL HAVE INTEGRATED DETECTION AND NOTIFICATION CAPABILITIES. LOCAL NOTIFICATION SHALL BE AN AUDIBLE
AND VISUAL NOTIFICATION. CARBON MONOXIDE ALARMS SHALL INTEGRATE WITH FIRE ALARM CONTROL PANEL AND SEND
ALARMING STATUS TO LED SCREENS ON FACP AND FAAP.
10. 3RD-PARTY MONITORING WHERE REQUIRED BY AHJ OR REQUESTED BY OWNER.
11. SHALL BE COMMISSIONED AND APPROVED BY LOCAL AHJ.
12. PROVIDE COMPLETE SET OF AS-BUILT DRAWINGS FOR THE ENTIRE SYSTEM UPON INSTALLATION COMPLETION, INCLUDING, BUT
NOT LIMITED TO, THE EXACT LOCATIONS OF ALL EQUIPMENT, CONNECTIONS BETWEEN ALL EQUIPMENT, AND WIRING FOR ALL
EQUIPMENT AS THE SYSTEM IS INSTALLED.
13. PROVIDE COMPLETE SET OF OPERATION AND MAINTENANCE INSTRUCTIONS.
14. PROVIDE COPY OF MANUFACTURER'S WARRANTY FOR ALL EQUIPMENT AND MATERIALS. WARRANTY SHALL BE FOR ALL
EQUIPMENT, MATERIALS, INSTALLATION, AND WORKMANSHIP FOR A MINIMUM OF THREE(3) YEARS, UNLESS OTHERWISE
SPECIFIED.
15. SUPPLY CIRCUIT BREAKER: THE CIRCUIT BREAKER SUPPLYING POWER TO THE FIRE ALARM SYSTEM SHALL BE LEGIBLY MARKED
WITH A RED IDENTIFIYING LABEL, AND SHALL HAVE A CIRCUIT BREAKER RED LOCKABLE DEVICE INSTALLED ON THE CIRCUIT
BREAKER TO SECURE THE BREAKER IN AN "ON" POSITION.
16. FIRE DETECTION AND ALARM CABLING AND PATHWAYS
A. GENERAL REQUIREMENTS: SYSTEM SHALL BE INSTALLED TO COMPLY WITH NEC, SPECIFICALLY NEC SECTION 760, NFPA 72,
NFPA 101, IBC, AND AHJ REQUIREMENTS. INSTLLATION SHALL COMPLY WITH THE MOST STRINGENT REQUIREMENTS,
WHETHER AHJ OR SPECIFICATIONS. CONDUITS AND RACEWAYS SHALL BE RATED FOR THE INSTALLATION ENVIRONMENT
AND SHALL COMPLY WITH OTHER APPLICABLE ELECTRICAL SPECIFICATIONS.
B. PATHWAYS: SLCs(SIGNALING LINE CIRCUIT) CLASS B(STAR, TEE-TAP, MULTI-TAP, WITH NO RETURN), IDCs(INITIATING DEVICE
CIRCUIT) CLASS B(DAISY-CHAIN WITH EoL RESISTOR DEVICE INSTALLED AT END OF CIRCUIT, NACs(NOTIFICATION APPLIANCE
CIRCUIT) CLASS B(DAISY-CHAIN WITH EoL RESISTOR INSTALLED AT END OF CIRCUIT.
C. SURVIVABILITY: LEVEL 0, NON-FIRE RATED CABLES THAT SERVE DEVICES WITHIN A ZONE. LEVEL 3, TWO-HOUR FIRE RATED
CABLE PROTECTED BY FIRE SPRINKLER SERVING AN ENTIRE ZONE. LEVEL 3, TWO-HOUR FIRE RATED CABLE PROTECTED BY
FIRE SPRINKLER FOR SHARED PATHWAYS AND VERTICAL RISERS.

GREATER HEIGHT. CONDUITS SHALL BE PROVIDED FOR CABLING WHERE IN CONCEALED WALLS AND CEILINGS, AND WHERE
EXPOSED TO DAMAGE. CABLING MAY BE ROUTED FREE AIR WHERE ALLOWED IN ACCESSIBLE CEILINGS AND WALLS, BUT
SHALL BE ROUTED IN CONDUIT WHERE CABING IS IN CONCEALED AREAS, AREAS EXPOSED TO DAMAGE, AND DAMP OR WET
LOCATIONS. CONDUIT STUB-UPS AND TERMINATIONS SHALL HAVE NYLON INSULATED BUSHINGS.
F. ROUTING: FIRE ALARM CABLING SHALL BE ROUTED SEPARATE FROM ALL OTHER SYSTEM CABLING.
