Please have Brett update the civil drawing(C1.0)to reflect that change with the next submittal to reach final resolution with respect to these items. It sounds like we've reached a consensus on how to address the engineering concerns,and the attached documents should reflect that. Is there any way we can have these two files uploaded to the Documents and Drawings folder and have the associated comments marked as resolved?We are really trying to avoid another RC submittal and a potential delay,if possible. After measuring in cadd to verify,the roof area is actually 7,244sf(original 14k sf number previously was gross floor area),which corresponds to the original subdivision documents. Our report, calculations&plan sheets have been updated to reflect this footprint. 2. The existing drywell was installed to handle the building footprint runoff from a 7,244 sf rooftop. The existing drywell shown for drainage area 7(to our east)has the same amount of runoff volume as the existing drywell for drainage area 8(our building area)which matches those conditions. 3. Pond 4 from the original subdivision design was oversized due to old assumptions at the time and the fact that it was originally sized to accommodate the roof runoff as well(prior to a new redesign for a drywell for our drainage basin), but will now be tied into that drywell. This pond has been resized to account for the runoff produced from Basin A in our report as well as Pond 3 will be expanded (as shown)to account for the runoff volume from Basin C in our report. This again has been updated and reflected in our report, calculations&design plans. 4. The overflow path for runoff will remain the same as the previous subdivision design,via routing to the existing stormwater system to the north. Pond 3 will overflow into a swale along the western boundary which is routed to Pond 4,where Pond 4 will overflow into the existing Pond 5 north of our property. Pond 5 is then routed into the existing stormwater infrastructure already constructed further north. 5. Noted, no trees will be placed within the stormwater ponds. Hi Mikaela- One other item to note, and thanks Tyler for catching this, is that even though those drywells were sized for 14,500 SF of roof area, our building is only 8,040 SF, so just over half of that original design. So,as we mention in our report(Section 6.5),the original was for 14,500 sf of building roof area,and our building is proposed as 14,500 sf. Also, in regards to that western pond,we will oversize it the best that we can to allow for additional drainage capacity while still leaving space for the proposed trees. I have also copied our engineers on this string as they know way more than me. 23 2 Engineering Comment Unresolved Mikaela Schultz The applicant has shown Drainage Basin B is the building pad area and is 4/20/264:15 PM proposed to route to an existing drywell installed for this purpose.Provide the master site plan reporting that addresses the drywell,so the review engineer can verify that the proposed design fits within the approved MSP design and that existing drywell has adequate capacity to accept all of the drainage.Please provide additional information as requested prior to further site plan review. For our Drainage Basin B, please see the original stormwater design report included as "Appendix 2.E_Design Report-Spring Creek Village Resort Lot 4-Stormwater"(page 40) as provided within the Engineering Report appendices, which points to the original dry well design &layout. 24 2 Engineering Comment Unresolved Mikaela Schutt, The applicant has shown Drainage Basin A as the panting lot area draining 4/20/26 4:21 PM to a pond west of the parking lot.The pond currently has a storage volume of 3,093 d and u proposed to be reduced to 1,300 cf.The extra 1,963 cf provided in the current pond does not appear to have clear reasoning outlined in the MSP reporting,so reducing the pond size to be closer to the necessary storage volume could be acceptable.Please disclose to the review engineer why the existing pond is being proposed to be filled.If the fill is to accommodate the proposed landscaping(trees)is there any circumstance under which the proposed trees could be removed to keep the pond volume as designed in the MSP and allow for more storage(snow and drainage)and overflow events?Please provide additional information as requested prior to further site plan review. For our Drainage Basin A, it was found from previous design calculations that the provided volume was 2,720 CF(located on 2.F Pages from Spring Creek Village Resort Lot 4) whereas the necessary volume was only 1,940 CF for that entire basin which was comprised of our entire lot. This was based on what they assumed at the time in regards impervious areas, grading, etc. Our new calculations for that drainage basin then breaks that lot up into 3 sub-basins as included in 5.A through 5.0 of the Engineering Report appendices, showing that the new volume necessary for that pond is only 1,277 CF.
