The proposed ADU/Garage project at 509 E Lamme will conform to the NCOD Standards in the following ways:
The structures height will be within the limits of the BMC for single family residences in this R-2 zoning district.
The proportions of doors and windows for the structure will be appropriate for the ADU/garage use of the structure and will be like nearby properties which have similar uses. The garage/ADU
on the alley at 212 N Church is very similar to what this project proposes. See below.

The proposed building spacing will be like the existing spacing of the adjacent properties. It will be similar massing to other ADU/Garages in the vicinity such as the building on the
alley at 216 N church. See below.

The roof will be more modern in its shape than the traditional buildings immediately adjacent to it with a single pitched roof that is quite common within the NCOD and is seen on a few
ADU’s in the near vicinity. The building on the alley at 212 N Church has a similar roofline to what this project would have. See Below.

The scale of the new structure will be larger than the traditional garages that are adjacent to the property but in line with other ADU/garages in the neighborhood.
With its vertical siding, this structure will have a more vertical directional expression than the adjacent, traditional buildings whose siding is oriented horizontally, but similar
to the vertical wood siding on the structure at 517 E Davis Ave. See below.

The architectural details of the ADU/garage will be Similar to those of the structure at 517 E Davis and the building on the alley at 212 N Church.
Mechanical equipment will be screened from view by locating it within the area of the yard between the main house and the new ADU/garage and providing landscape screening if necessary.
The proposed natural wood and steel exterior finishes will contrast with and set apart the new structure from the adjacent, traditional structures, but will be similar in theme to the
newer structures at 212 N Church and 517 E Davis.
