This site consists of three historic architectural features: a house built sometime befare 1889, and a detached garage and shed built ca.
1955. The house is a two-story front gable built in the Folk Vernacular sryle.It has an irregular plan shape with a concrete foundation.
The roof is covered in asphalt shingles. The walls remain clad in asbestos shingles. The primary fa�ade faces west onto S Church Ave.
The enriy is within a nested gable vestibule at the south end of the original volume. It is accessed by a concrete stoop. To the north of
the primary entrance is a large plate glass window. The upper half story has a wood 1/1 lite hung window in the gable. The south end
of the fa�ade is the slightly projecting addition that was once a garage and is now a living space,with modern two lite sliding windows
and similar windows all across its south elevation the length of the house. The main north elevation has a secondary entry near center,
with a metal awning. To the west of that entry is a 1/1 lite window,to the east is the garden window and another small hung window is
at the rear.
At the rear of the lot, east of the house, there is an older brick gable roofed structure, and the shed roofed wood-framed and wood
sided shed.
The site was previously recorded in 1984 by James R McDonald Architects, and they described the house and property as follows:
"This detached one-and-one-half story single-family residence has a rectangular plan with a gabled roof over the main entry and a
shed roof over the secondary entry on the side. Also a project gabled attached garage defines the front of the structure. The two-bay
fa�ade is asymmetrical and consists of an off-center front entrance with fixed and 1/1 double-hung windows. The frame construction
is finished in white asbestos siding and rests on a concrete foundation. The gable roof is covered with wood shingles and features
eaves that become wider at the bottom. There is one central brick chimney. The axis of the roof is perpendicular to the street.
Alterations include the wide horizontal siding. Outbuildings include an attached garage of similar materials and a small brick building
with a gabled roof that may be a small rental unit in the rear."
Metcalf revisited the site in October 2020, and noted some changes since the 1984 survey,namely the conversion of the attached side
garage off the south side of the house into an enclosed living area, replacement of original windows, alteration of window openings,
and the application of asbestos siding.
The site is in poor to fair condition, overall. Extensive alterations like the conversion of the garage to living space, the replaced
windows,and modified openings and altered siding compromise integrity of materials,design,warkmanship,and feeling.

HISTORY OF PROPERTY
The property currently addressed as 112 South Church Avenue was surveyed August 22-23, 1881 and filed for record on October 3,
1881 as Rouse's 2nd Addition.
Eleanor powden purchased the property from Elisha A. and Chastina Rouse on April 15, 1881. Eleanor, "Ellen" or"Ellenor"Dowden
was born on December 15, 1823 in Whitefield, ME. She came to Montana from Denver, arriving in Alder Gulch, Virginia City on
July 8, 1864 and was a member of The Montana Pioneers Association(The Anaconda Standard,28 May 1899). She came to Bozeman
in 1868 or 1869. Dowden owned a ranch of 160 acres near Salesville, MT which is now called Gallatin Gateway (The Anaconda
Standard, 13 Feb 1896). She also owned two properties in Bozeman (this being one of them). She operated a boarding house in 1880
according to the census. She may have expanded that boarding house business into this residence when she purchased it in 1881.
Dowden never married. Elleanor powden lived in Bozeman until two or three months before her death, when she moved back to
Maine. She died on June 10, 1904 and left her property to her sisters, Margaret Dowden, Anastasia Sheehan, and Celia McLaughlin
(Ancestry.com,2015;The Avant Courier,22 July 1904).
Anastasia V. Sheehan sold the property to Lucy White on October 17, 1910. Lucy "Lou" White lived in this residence during her
ownership. Lucy Tillery was born on July 18, 1862 in Missouri (Ancestry.com, 2001). She married Clay White on May 15, 1889 in
Ausrin,MO(Ancestry.com,2007). While living in this residence Lucy worked as a clerk at the Golden Rule store on Main Street. She
also,like Eleanor powden,used this residence as a boarding house.In 1920 she had three boarders living in the house and in 1930 she
had four (Ancestry.com, 2010; Ancestry.com, 2002). Lucy White died on June 4, 1937 and was buried in Bozeman's Sunset Hills
Cemetery (Ancestry.com, 2001). White had sold this property to Samuel H. and Sophronia E. Maddux on December 18, 1912 but
regained ownership a year later on December 18, 1913. She immediately sold the property to Amelia R. Hammer (fka Amelia R.
Chavey) and John C. Hammer on December 18, 1913. The Hammers sold the property back to Lucy White on October 11, 1918.
White sold the property to Inga Anderson on September 28, 1934.
Inga Solberg was born on February 18, 1892 in Drammen,Norway to Jorgen and Regna Solberg. Inga married August W. Anderson
on January 4, 1916 in Miles Ciry, MT. They divorced on November 9, 1934 (Ancestry.com, 2016). Inga married Andrew Aarli on
December 31, 1934 in Livingston, MT (Ancestry.com, 2007). Inga Aarli purchased a strip 4' x 150' N of and adjacent Lot 2, Block
A,Rouse's Second Addition from J. J. Brion on May 3, 1939(D: 82/276).Inga died on October 16, 1942 while living in this residence
and was buried in Bozeman's Sunset Hills Cemetery (Ancestry.com, 2001). Andrew Aarli was born on March l4, 1888 in Svorkmo,
Norway to John and Annie Aarli(Ancestry.com,2007). Andrew came to America with his brother,Marvin and sister, Karen in 1910.
While living in this house, Andrew worked as a cabinet maker for Aarli & Gutterson Cabinet makers (R. L. Polk & Co., 1940).
Andrew Aarli sold the property to his sister, Karen Oma on April 12, 1944 but continued to live in the residence until he moved back
to Norway in the 1970s or 1980s. He died in his hometown of Svorkmo, Norway when he was over 100 years old. (Personal
Communication with Ron and Vicki Young,March 27,2021).
Karen and Ole Oma lived in the front section of the property while Andrew Aarli lived in the small brick house at the rear of the
properry. Karen and Ole maintained a large garden at the rear of this property and a smaller garden on the north side of the lot. The
garden contained raspberries, strawberries, and vegetables. They stored the root vegetables in a cellar located in the basement of the
brick section of the residence. Ron Young, the grandson of Karen Oma remembers her good cooking and baking, especially her cake
donuts. Her recipes were written in a mixture of English and Norwegian(Personal Communication with Ron and Vicki Young,March
27,2021).
Karen Aarli Oma was the sister of Andrew Aarli and was born on March 6, 1885 in Svorkmo, Norway. Karen Aarli married Ole T.
Oma in 1911 in Bozeman. Karen and Ole lived in this residence during their ownership(R L.Polk&Co., 1944 to 1979). Karen Aarli
Oma sold this property to Bertha A. Meadows and Norma F. Young on March 26, 1979.Norma Young was the daughter of Karen and
Ole Oma(Ancestry.com,2017).
The grandchildren of Karen and Ole Oma- including Karen Wheat, Victor Oma, and the children of Karen and Ole Oma- Bertha A.
Meadows and Norma F. Young - consolidated their interests and Bertha A. Meadows and Norma F. Young sold the property to
Herman J. and Linda H. Gonzalez on July 10, 1986. On June 15, 2018, Herman and Linda Gonzalez sold the property to WAM Dev
Group LLC,the current owner as of January 2021.

Additional research indicates that, originally, there was a one-story brick residence constructed on this property. Between 1904 and
1912, two rooms and a wrap-around porch were added to the front of the brick residence. The middle addition was one story, and the
front addition was one and one-half stories. Between 1927 and 1943 the front addition and the rest of the dwelling were separated
from one another, making two distinct residences on the property. There have been more additions to the residences on the property
after 1943 (Personal Communication,Ron and Vicki Young,March 27,2021).
The current properiy is in two parcels —Parcel 1 holds the residence, and Parcel 2 is to the rear. From 1894 to 1946, what is now
Parcel 2 was connected to the lot that is now 506 E. Babcock St. When Daniel E. Rouse sold what is now Parcel 2, it was attached
with the lot that is now 506 E. Babcock and was transferred along with that properry until Karen Oma purchased it in 1946. She had
purchased what is now Parcel 1 in 1944. From 1946 on,both Parcel 1 and Parcel 2 have been owned by the same people but remain
separate in their legal descriptions.

STATEMENT OF SIGNIFICANCE
This site consists of three historic architectural features: a house built sometime before 1889, a rear brick building and a detached
garage built ca. 1955. The house is a two-story front gable built in the Folk Vernacular style. It was originally recorded by James R.
McDonald Architects in 1984 and found to lack original design and materials sufficient to convey historic character. Metcalf visited
the site and described subsequent alterations and declining condition that further affect the site's integriry.
Sec. 38.700 of the Bozeman Municipal Code defines an eligible properry as one that meets the criteria for inclusion in the NRHP or
State Register either 1) individually or 2) as a contributing building in an existing or potential historic district. This site has been
evaluated against the NRHP Criteria and has been determined to lack individual significance under Criteria A, B, C, and D. It is not
located within an existing district and properties in the vicinity do not exhibit cohesive characterisrics of a time, sryle, or high degree
of integrity to suggest district potential. The site longer retains sufficient integrity to convey historic character. Metcalf recommends
the site not eligible.
