As a resident of New Holland Drive for over a decade,I am writing to strongly urge the Community Development Board and City Commission to deny the R-B zoning request for the Hanson Lane annexation,Application 25775. This proposal represents textbook spot zoning.My neighborhood is composed of R-1 and R-2 single-family homes with densities at or below six units per acre.Introducing forty-five-foot tall buildings into this quiet enclave is entirely incompatible with the existing development pattern.While the Urban Neighborhood designation in the Community Plan allows for variety,R-A zoning already satisfies those goals without the extreme intensity of R-B. This area lacks the transit and nearby services required to justify such high density;the nearest shopping is over a mile away.Furthermore,extending Annie Street as a through street toward Emily Dickinson Elementary without guaranteed traffic calming creates a major safety hazard for our local children.As a retiree who specifically chose this area for its low-density character,I am deeply concerned that this sets a dangerous precedent for the entire Fowler corridor.If R-B is approved here,it signals that no established residential neighborhood is safe from high- rise encroachment.This transition will erode our sense of community and negatively impact the property values we have worked a lifetime to build.Please require R-A zoning to ensure this annexation respects the people who already live here.
