As a resident of New Holland Drive for over a decade, I am writing to strongly urge the Community Development Board and City Commission to deny the R-B zoning request for the Hanson Lane annexation, Application 25775.This proposal represents textbook spot zoning. My neighborhood is composed of R-1 and R-2 single-family homeswith densities at or below six units per acre. Introducing forty-five-foot tall buildings into this quiet enclave isentirely incompatible with the existing development pattern. While the Urban Neighborhood designation in theCommunity Plan allows for variety, R-A zoning already satisfies those goals without the extreme intensity of R-B.This area lacks the transit and nearby services required to justify such high density; the nearest shopping is over amile away. Furthermore, extending Annie Street as a through street toward Emily Dickinson Elementary withoutguaranteed traffic calming creates a major safety hazard for our local children. As a retiree who specifically chosethis area for its low-density character, I am deeply concerned that this sets a dangerous precedent for the entireFowler corridor. If R-B is approved here, it signals that no established residential neighborhood is safe from high-rise encroachment. This transition will erode our sense of community and negatively impact the property values wehave worked a lifetime to build.
