I am writing to express my strong opposition to the proposed R-B zoning for the Hanson Laneannexation, Application 25775. As a resident at 3109 John Deere Street, I regularly walk and bike through this area and am deeply concerned about the safety implications of this proposal.Rezoning this parcel to allow for five-story high-density buildings is a clear case of spot zoning that ignores the established character of our single-family neighborhood. The transitionfrom our quiet R-1/R-2 homes to a massive 45-foot structure is far too abrupt and will inevitably lead to a loss of the livability we value so much. The extension of Annie Street through this development toward Emily Dickinson Elementaryis a major safety risk. Without strict traffic calming measures, we are looking at a high-speed cut-through in an area where our children walk to school. Furthermore, this area lacks thetransit infrastructure and nearby services required to justify R-B intensity. I am also worried about the long-term financial impact on current residents. We should not be forced to shoulderthe tax burden for the infrastructure upgrades required to support such an intense development, especially when it threatens our own property values. I formally request that the city conduct acomprehensive traffic and environmental impact study before any vote is taken. R-A zoning is a much more appropriate fit that respects the existing community while still meeting the goalsof the community plan. Kirsten Smith
