FOR A PRELIMINARY PLAT APPLICATION
In order to be considered, written comments received during the public comment period must provide evidence
that the proposed subdivision meets or fails to meet the relevant criteria found in Bozeman Municipal Code,
Section 38.750.090, Sections 38.710.010-.050 and Montana Code Annotated Title 76, Chapter 25, Part 4.
Comments should identify the specific criteria of concern along with evidence in support of the comment (BMC
Section 38.750.080.D. and MCA 76-25-408(8)(c)). Following the notice period, the City will review comments
as they relate to the proposed subdivision and to the proposal’s compliance with applicable criteria.
Project Name Wallace Works Preliminary Plat Application 25705
Summary A preliminary plat application to further subdivide a parcel zoned Northeast Historic
Mixed Use (NEHMU) into two lots. The subdivision is bound to the north by East
Tamarack Street, to the east by North Wallace Avenue, and to the south by East
Aspen Street. The site is currently under an approved Site Plan Applications (SP
22156 and SP 24532) and subsequent Modification Application (MOD 24174). The
development associated with this site has been reviewed and approved under their
respective plan applications and this subdivision proposes to divide the lot and provide
respective easements for the parcels in the Wallace Works Subdivision. The project is
proposed to be completed in one phase.

Decision Authority and Decision
The Director of Community Development has provided an initial determination that the
application is complete and is in substantial compliance with all applicable regulations
and the zoning map as of March 9, 2026. The Project Report for Application No. 25705
details the City of Bozeman’s review of the subject property for compliance with the
criteria and regulations adopted by the State of Montana and the City of Bozeman.
Proposed conditions have been applied to the project to mitigate all potential impacts
relating to State and Municipal standards for land use.
