The plan to cram 84 units into anarrow 150-foot wide strip of land is fundamentally flawed. By the time setbacks and roadrequirements are met, there is almost no room left for actual structures, resulting in a cramped, high- rise design that is totally out of scale with our backyards. This proposal lacks the roadway buffersfound in every other R-3 transition in Bozeman, placing parking lots and five-story buildings directlyagainst our property lines. This will lead to a significant loss of privacy and an estimated propertyvalue decrease of over one hundred thousand dollars for the homes bordering this project. The traffic plan is equally troubling. Funneling nearly 170 cars through residential streets likeFarmall and Caterpillar, rather than providing access from Fowler Avenue, will create a safetynightmare for those of us who bike and walk these streets. We were promised in the 2017 purchase agreement that the city would preserve existing trees and green space, yet this plan seems to paveover every available inch. These units are not truly affordable, yet they bring all the burdens of high-density living to a low-density area. I urge the City Commission to honor the consensus-basedengagement process promised to our HOA. We need a development that mirrors the Bridger View model—lower density, more green space, and proper infrastructure. Please do not approve anyzoning actions that would undermine our collaborative efforts to find a solution that protects ourneighborhood's character and safety. Susanne DraperSent from my iPhone
