This narrow strip of land is functionallyundevelopable for the proposed high-density structures. Forcing 84 units and nearly 170 cars onto aparcel where the buildable width is constrained by setbacks and irrigation ditches is a recipe for disaster. The current plan routes all traffic through residential streets like Farmall and Caterpillar,which were never engineered for this volume. I walk and bike through this neighborhood regularly,and I am terrified for pedestrian safety when these quiet roads become thoroughfares for adevelopment with no direct access to Fowler itself. The proposed pricing of these units is also not "affordable" by any local metric, making the trade-off of our neighborhood’s character even harderto accept. We were promised a consensus-based engagement process starting in January, and movingforward with zoning actions now undermines that good-faith agreement with the Harvest CreekHOA. The City committed in 2017 to preserve our trees and open spaces, yet this plan threatens to pave over every inch of green. We need a development that mirrors the Bridger View model withlower density and adequate parking, not a massive wall of buildings that will tank our propertyvalues and crush our infrastructure.
