I am writing as a resident of 1026 New Holland Drive to voice my strong opposition to theproposed R-B zoning for the Hanson Lane annexation, Application 25775. While I understand
and support the need for more affordable housing in Bozeman, it must be balanced with theintegrity of existing neighborhoods. The request for R-B zoning is a clear example of spot
zoning that would allow five-story buildings directly adjacent to our quiet, single-family R-1and R-2 homes. This intensity of development is entirely out of character for the Harvest
Creek area and lacks the transit infrastructure or nearby services necessary to justify such highdensity.
Furthermore, I am deeply concerned about the safety implications of extending Annie Street as
a through street toward Emily Dickinson Elementary without a robust traffic calming plan.This area is home to many families, and creating an unobstructed raceway for high volumes of
traffic poses a significant risk to our children and pedestrians. I urge the CommunityDevelopment Board and the City Commission to consider R-A zoning instead. This would
satisfy the Urban Neighborhood designation and provide much-needed housing whilemaintaining a density of six units per acre, which is far more compatible with the established
development pattern of our community. Approving R-B zoning here sets a dangerousprecedent for the entire Fowler corridor and risks eroding the very livability that makes this
part of Bozeman a home.
